Mernda
"Little Hidden Gem"
I was looking to buy my first plot of land and have visited many upcoming suburbs like Wollert, Donnybrook, Wallan, Werribee, Point Cook, Tarneit, Melton, etc. I finally decided on Mernda because of the following reasons...
- Good train/bus service
- Well established schools, amenities, parks and communities
- Price reasonable ~$750/sqm
- Less foreign migrants, looks and feels more "Australian" than the others i visited
- Scenic, hilly, lush green land with contour = good water retention; West suburbs are flat, featureless and dry like desert
- Acceptable distance from the city
Foresee huge potential in Mernda as the town center is still developing

Agree, but rate of return may not be as good as renting out (plus Mernda is still developing), the new apartments near Plenty Valley Westfield would have been a better investment (South Morang is much mature area).
