Is Warriewood a fire prone area?

Not really, it's mainly re-developed market gardens, a more realistic worry is flooding as a lot of the area is prone to flooding from Narrabeen lagoon (which is why it was so good for market gardens). However, council is onto making sure developers respect the needs of the Warriewood wetlands and build up high enough to be reasonably safe - but if you're worried about sea level rising then this may be a small issue as it increases the chance of a major flooding that causes problems.
Some areas on the western edge are adjacent to bushland and may attract higher BAL rating requirement son new builds. I've built within 100m if bush in Elanora Heights before and realistically it's not too bad - probably added 4% to the cost of the house, but meant we had better quality everywhere too.
