My aunt's amazing 35 acre SW style adobe home on the market gets no offers! Why so hard to sell?

I know this is a loaded question, but it is a well maintained, manicured gorgeous home asking about $235,000. In Boulder its worth triple for just the home. How come so many homes are not selling in the Westcliffe area? Is this true for most of the mountain areas?
