"Great place for families"

Have lived in this street for 20+ years. My kids have grown up in it, schooling, scouts etc. The area has everything that you need and it is compact in that there is the beach on one side and the Green Belt on the other. The urban sprawl is however eating into that area with the Aspendale Garden's housing area and lately Waterways meaning that the gap is narrowing. The area around Albany was the old racecourse turnwed into housing late 50's early 60's
There are 2 pre schools, 2 primary schools in Aspendale and one Secoundary College although closeness to the railways station makes the private schools in Mentone also very easily accesible also. Most children's activities - sporting, scouts, surf life saving etc are in the area or very close by.
Shopping at the small Aspendale shops strip is adaquate with a smaller well stocked and good priced super market, (open 8am to 8pm every day),butcher, fast food outlets, chemist, newsagent, hairdressers etc making it easy for workers but Southland is just up the road and also Keysborough and Frankston are also within easy reach - Frankston especially if you do not have a car.
The main feature of the area is the closeness to the safe beach. It is a max of about 10 mins walk from Albany Cres and the cool breeze that comes in, in the evening on a hot summers day, is worth it all. To sit on the beach at sunset after a really hot summer's day is hard to compare.
Albany Cres tends to be a bit noisy at times (especially in the area near Lincoln Pde as the spead humps in Lincoln slow the hoon's down a bit and thay get a bit frustrated until they get to Albany and then tend to rev up a bit but it is certainly within livable limits. It is a safe street as the traffic is not too heavy especailly at each end of the street. I do not recall an accident in the time I have been there.
The population of the street is ranges from new families buying their 1st home to the elderly who have perhaps lived in the street since the housing was new.
