Hepburn Ave is a really good new road so it doesn't make a lot of noise - if that makes sense. I think it would only be the houses backing onto Hepburn Ave that would be affected and there is not too much traffic going by. There is also a small buffer zone, before the back of the houses - I think space left for adding another lane in the future. That end of Hepburn is still at the start of the road, so lots of cars enter from Alexander Hghts anyway. It will pick up though as people start to use it from Alexander Dr.

Hi Jocel,
Well it has been at least year and a half or two years since they added two new lanes, going west, to Hepburn Avenue. What I have noticed at the time when they started the road works is that couple of properties at Tyndall Circuit and Picton terrace (both backing up onto Hepburn Av.) came on the market. Now if that was because of the road works I do not know but some property buyers, in my experience, will definitely not even consider purchasing property that backs up onto the main road.

Now in my experience that is only small percentage of the buyers while majority are not concerned about it at all.

Now your question is about added traffic noise to the nearby area. Well, yes there will be added traffic noise but only to the small number of properties that back up onto the Hepburn Avenue.

Council has planted lots of trees in the buffer area between the road and the fence. But there is definitely more road noise but effects only couple of streets.
Hope this help.
