The rental market in Armadale has improved dramatically then it was a few years ago. We manage quite a few properties and have our lowest vacancy rate in about 5 years. Armadale and the surrounding suburbs are affordable for rentals.

The rental market in Armadale varies depending on how many new properties have come on to the market. A few months back there were hardly any and just recently there seemed to be a few more on the website listings. There are a lot of the gov't subsidy villas being built in the area as well, so people that might have rented are now buying instead. Or, when a lot of investors buy up then the market can get a little overloaded until they are all filled. I have never had a problem getting tenants though, although the quality of tenant can sometimes be a little less than careful with the property. You need a good property manager to keep an eye on things.
