Reviews of Ballajura, WA

"Used to be good"

Not a great suburb anymore. I live in ballajura for twenty years but recently crime rates are increasing with regular hoons driving up and down during busy/school hours (notably bellefin, giralia pkwy, meadow view, and others that i cant be bothered mentioning).

I have also confronted Swan City Council to help reduce bad behaving drivers. Council denies that there are problems based on outdated statistics that they are using (2016). When pressed further on, Council tells me that their focus is improving rural roads and not traffic calming. I guess they wont do anything until someone died.

Love Ballajura lived in North Ballajura for 40 years. It a very under valued suburb its close to the city, beach, Swan Valley.
Its a large suburb North Ballajura, The lakes, Central Ballajura and South Ballajura.

Looking for a home in Ballajura?

"Great family location"

I have lived in West County Ballajura for 23 years, Ballajura is mostly families, and is set up in different Estates so we have every one from first home buyers all the way to the Million $ properties in The Lakes. Suited to everyone we have restaurants and cafes, 5 great schools, 4 day cares, swimming pool, multiple doctors & dentists, library and 4 shopping centres, easy transport by bus with the train coming soon is a plus. We have a great atmospher here, I recomend Ballajura to anyone looking for a nice place to live.

Hi Josh, you would be best looking around Central Ballajura for easy access to Ballajura Primary, this Estate has the bird names, good size blocks and close to all amenities, happy house hunting !!

"Great family area"

I have lived in Ballajura with my family for a couple of years - didn't know much about it before we moved here, but it had some very nice affordable housing with decent gardens, and not crammed in like sardines like in the newer suburbs, so we instantly liked it.
Bought a house with a nice garden in a quiet cul de sac - kids are nice and safe, play with the neighbours across the street. Several good schools, mine go to Mary McKillop and they love it but Ballajura Primary School also has a good reputation.
WE are lucky to be very close to the local Woolworths , so grocerys are a breeze and there is also a really good Chinese vegi shop on Marshal Road.
So many activities for the kids - with Malaga being so close - ice skating/ roller skating/ trampolining. karate, swimming - ballajura also has its own local pool.
Lots of parks, and friendly neighbours.
Transport at the moment is not that great - just a few buses, but they are supposed to be building a train station in Malaga very soon, so that will be much improved.
If you want a nice affordable suburb with a decent sized house and garden, friendly neighbours and good family facilities, then Ballajura is a great place to look.

"Safe family area"

I have lived in Ballajura for the past 2 years. I live in a lovely cul de sac ( Ballajura is full of them ) so it is very quiet and safe for my kids. There is a great community feel - all the neighbours kids play in the street, and the neighbours are a friendly bunch.
Location wise its close to Alexander drive, so easy access to the city and Hepburn Ave also provides direct access to Hilarys in 30 mins.
There is a local Woolies and IGA so for groceries its fine and Morley Galleria is only 10 mins drive away.
Schools are very good - there is Mary McKillop Primary which is great, and also Ballajura Primary School - one of the top rated schools in WA.
I ddn't know much about the area when I moved here, but we do love it - plenty of parks around and a great family atmosphere.

"Close to everything and freeway upgrades going to make it better"

I have rented in Ballajura for 8 years now and whilst the suburb itself does not have many shopping options it's proximity to Morley, Malaga and Swan Valley make it an ideal choice and very central to lots of shopping and entertainment options. Having the national park behind us means that we will not get smashed by continual housing developments and the freeway upgrades will mean it is the direct interchange between Tonkin, Hepburn and Reid highways. The upgrades will also reduce traffic on beach/marshall road providing additional benefits.

The suburb is quiet with a diverse and friendly population. I have lived all over Australia and to date this is the longest I have remained at a rental property... A+++

"fantastic"

We have lived in North Ballajura for 30 years watched it grow from a few houses to a small town in it's own right. we are so close to everything the beach 10mins along Hepburn and in the opposite direction Swan Valley, Whiteman Park, and 15 mins to the city. great schools great medical facilities. very friendly people.

I AGREE WITH HILDA BEING ANOTHER VERY LONG TERM RESIDENT WE LIVE IN NORTH BALLAJURA WHICH IS REALLY A SMALL COMMUNITY ON IT'S OWN AS IT HAS ALEXANDER DRIVE, HEPBURN AV AND MARANGOO DR ENCLOSING THE AREA. THERE IS A GREAT SCHOOL SMALL SHOPPING CENTRE WHICH HAS JUST BEEN REFURBISHED. FRIENDLY PEOPLE. WOULD NOT HAVE LIVED IN THE AREA FOR 27 YEARS IF IF WAS NOT AN EXCELENT COMMUNITY.

"The suburb close to everything"

We moved in roughly 6 months ago now... At first I thought it was a nice sleepy suburb out of the way but now I realise it's more than that..... A few things

* Close to Wildlife parks, swan valley and several shopping districts...
* Train Line is meant to be coming to the area in a year or two (In Malaga next to Ballajura)
* Good public transport and services...

I am very happy with the area

It's Ok is an understatment. The longer I live here the more local attractions I find... It is great to live in a suburb and have everything close by. I have lived in 5 cities and never had it this good.

We are from overseas and really like this suburb. The people are friendly and it has the great australian atmosphere about it. No troubles here

"A PLEASANT AND RELAXING LIFE STYLE"

I have lived and worked in most cities in Australia. I moved to WA 4 Years ago and have lived north and south of the river in about 6 houses whilst renting. Finally decided to jump into this great state and purchase my home.

The Neighbourhood Spirit: My neighbours have all been very friendly and whenever I am at the local shops people are in good spirits and will always say hi or hold the door open for you.

Eating Out: There are about 8 decent but quaint establishments in Ballajura alone that are good for a decent meal. This is on top of the 10 or so fast food places. Malaga is just down the road and there is more there. Otherwise only 20 minutes to the subi for a good dinner

Nightlife: There is only 1 or 2 pubs in the area far from me so I don't see much in the way of riff-raff. There is the odd hooner out there but in general the area is very peacful and quiet in the evenings.

Mobile/Internet/Pay TV: All are available in the area and the 3G Coverage on both Optus and 3 is astounding. Hightly recommend. Oh and pay tv is everywhere as well... not that I would use one of satans unholy devices lol.

Safe and Sound: I have had 3 flatmates 2 girls who were catching the bus daily and nightly and found no problems walking through the area. They found most people very pleasant

Traffic: The traffic itself is usually extremely light. Only takes 5 minutes to get to 3 major highways which give off no noise in my area. There is the random hoon some nights but I think this is the same bunch of kids who grew up around here. But they aren't anywhere near me and not really a nuisance.

Clean and Green, Pests and Rodents: The upkeep of the suburb is amazing. There were a few kiddies tagging some fences at the shopping centre but this has stopped mainly. Very impressed in this regards. Ahh and no rodents to speak off... Even the flies and mossies keep away

Parks and Recreation: This is one area I am very happy with. There is 2 major parks within 3 minutes of my place. But otherwise they are everywhere. That doesn't even include the major sports centres or school ovals..> Parks are everywhere well maintained and what not.

Retail Therapy: There seem to be some conflicting views regarding this. For me coming from Brissie the closest major shopping centre was 25 min away at chermside... But here... Lets see... Morely Galleria (massive centre) only 10 minutes away, Warwick Centro, 10 min away, Mirrabooka 10 min away, Inaloo 20 min away, There is a 7 Day IGA and other local shops, plus woolies etc enough to get you buy. Plus then there are the fantastic Malaga Markets open Fri,Sat,Sun until late night. Even has a pub for the guys... There are fantastic bargains here... Plus Harvey's JB, Office Works, Good Guys, Bunnings and the list goes on all are in Malaga a 2 minute drive

Work Opportunities: Malaga has thousands of light industrial businesses that don't affect the environment. For a "business district" malaga actually looks pretty goods. Thousands of business plus 7 day retailers and more industrial to wet anyones appitite

Health and Fitness, Peace and Quiet: There are plenty of gyms, parks etc plus jogging at night is safe. Plenty of Peace and Quiet for me.

Cost of Living: Relatively low. Work around the corner for me. All ammenties close and rates aren't through the roof....

Resale Value: As I have been looking into this area for investment it will become a prime location in the years to come. As Perth City pushes out this spot will become prime and close to everything in real city concerns... In Mel/Bne/Syd this property would probably be worth double what I paid considering it's location.

Public Transport: Ballajura has alot of bus stops and is close to Morely... and warwick which can be used as a train or bus hub... Would be better if they had more services but I find it more than adequate. School wise they are all local so no worries here.

Medical Facilities: There are dentists, doctors, xray, kids docs all in the local area. Midland hospital would be the closest at 20 minutes. But there are many many local centres

Schools: This is very impressive. If you have kids move here. There are 3 Primarys, 2 High, 1 Tertiary and a few of these are private/public. All seem to be in marvelous upkeep and all relatively close. There may be even more.

Child Care: As someone who has a son in child care here I am very impressed. Didn't quite like the first centre he was at (2yo) so just tried one of the other 10 or so in the area. Wasn't booked up. He quite liked the second one and loves going to kindy...

Demographic: The area mainly seems to consist of White Middle Class families

Local Government: Had the local concillor come to my door to ask how things were going and of course to vote for him... But I was very impressed... They all seem keen and have indepth knowledge of the area. They are very proactive especially when it comes to keeping Ballajura green and clean.

Power, Water, Gas: These services are in top notch condition. No complaints.

Summary: Overall I guess you could say Ballajura is a fantastic suburb to live in. I consider malaga unofficially part of ballajura but thats just me... The two suburbs complement each other fantastically and they couldn't have done it better. The major highway nexus is awesome to have nearby as well.

If you have a Family... This is the suburb for you. Better yet it is the suburb for everyone
