I suggest you ask someone like Price from R and H...I have never spoken to him, nor have anything to do with any Bathurst Agent or Agency but on my observation he 'gets around' and has a good and varied portfolio. Quite simply, also you might look at the availability of a property with potential to easily add bedrooms or yurts or say which might have a granny flat. How close must you be the CBD? and is the 10 acres going to create some environmental, stench or noise problems for others or the flora/fauna....like a pig or chook 'farm' or a dope farm or amphetamine factory....or motor-bike or motor-vehicle menaces. In my view it's somewhat well overdue that agents adopted communal ethics over and above inviting the rat-brains into areas which were actually 'rural' and peaceful until they united in greed and 'market competition'.
