"Nice, quiet, peaceful!"

I've lived in East Bentleigh for 23 years, and love it, no idea what the negative views are on about? It's quiet safe and pleasant, 5 minute drive from Chadstone shopping center, or 15 minutes from Southland, there are buses to either Oakleigh station, or Bentleigh, I can walk to Oakleigh from where I live. All I can say is if you don't like East Bentleigh, your hard to please!

"Lovely quiet south east suburb"

I think the reviews below might be from someone who was trying to buy at auction and wanted to trash the suburb to dissuade other buyers. I've been here for almost 6 years now and while I agreed that the suburb is not as nice as neighbouring Bentleigh, it's still a very pretty little suburb with access to great amenities in neighbouring Bentleigh and beaches in Brighton. For how close it is to the city, it really is worth the money.

"Just a Lack of Everything"

No secondary schools, no public transport such as trains, no friendly neighbours (i.e. mostly tradies and builders live here) and streets are rather narrow so parking is usually a concern if you are inviting guests to your house. House prices are just out of whack for a suburb with nothing much going for it. And well, there are also no good cafes Bentleigh East, you will need to go to Bentleigh for one, maybe. Why do people do this to themselves? Pay over a million to live in the middle of nowhere? By the way, it's such a painful drive to get to Bentleigh East. It's great if you don't work or are retired.

KeithF1 what a load of rubbish. Buy a house in DANDENONG or FRANKSTON, They have train lines.
Also easy to score whatever drugs you're all on! Better yet drift off to Christchurch & wait....
I lived in & around bentleigh east all my life, great area. Good private schools in surrounding suburbs.
Nothing wrong with government primary level schools either...
Smack bang between southland & chadstone with the bay beach 10 minutes down the road...
Melbournes in the top 10 liveable cities in the world...move on!

"So Not Worth Your Money"

I lived just across the road from Bentleigh East and used to have several friends who lived here with their kids. I just honestly feel that Bentleigh East has been overhyped and the real estate agents are colluding to artifically jack up house prices in this area. If you meet an agent that tells you that this is one of the best suburbs and that it is very liveable, please, do not believe them.
Bentleigh East isn't really a very liveable suburb and there is no train but only a bus that is very often late. So please do not overpay for houses here. Bargain hard and try to get least a 50k to 100k discount from the list price. Seriously, if a house is advertised for $1.2m, then you can basically get it for $1.0m. Do not believe any real estate agents when they tell you Bentleigh East is up and coming.
The agents are fabricating their own self fulfilling prophesy.

joshb1 Agreed - btw a market price is not set by a real estate agent.It is what people believe it is worth and are willing to pay for it. If it wasn't worth 1.2 and really 1 it would get passed in at auction. Try buying a house across north road in Murrenbeena or Carnegie !!!

"Beware of Pedophiles"

I am thinking of leaving this suburb as there are a few pedophiles living here. I found out from a friend who's a cop. There are also some neighbours who are quite foul mouthed and have mental issues. I sometimes fear for my kids safety as they are only 4 and 7 years old. Best to avoid this suburb as it's quite hard to get to if you do not have a car because public transport is non existent. I would not recommend anyone to buy a house here at the current prices, which is at least 200k to 300k more than what is should be worth.

JoannaM1 Holy moly. I live in Bentleigh and have heard of such stories about Bentleigh East. I hope these nasty and weird peple do not come over the Bentleigh. After living here in Bentleigh for 10 years, I knew something was always not quite right about Bentleigh East. I knew a few parents who moved there many years ago and before I knew it, they sold and moved out of that area. When I asked them why, they refused to tell me much except that I need to keep my children in sight at all times as there were some 'weirdos' living there. I guess you can never be sure. When I bought into Bentleigh, I only paid 650k for my 4 bedroom townhouse! Now, the artificial and unaffordable price increases of properties here are just stupid because the demographics of people who live here are still by and large low to average income, non executives and well, a little bit on the rough side. It would be hard to transform this suburb into a Malvern East or Brighton East.

"Horrible Place to Live"

I used to rent here for 3 years on Parkmore Rd. Nice street but absolutely dodgy and unfriendly neighbours. More importantly, whilst rent was cheap, somehow, the prices of housing kept going up but rental remain stagnant. I found that if you live here and do not go out of Bentleigh East, it's a great place. But unfortunately, I work in the city and there is no bus nor train that takes me there. I had to catch a bus to Oakleigh Station and then catch a train from there to the city. Took me more than an hour each time. Then if you drive, you get caught in epic traffic jams on South Road, North Road, East Boundary or Nepean Highway. Gosh, it was a nightmare whilst I lived here but hey, rent was cheap and now I know why. I have since left this god forsaken suburb. Oh yeah, there are no good cafes here. Like really. No good cafes and everything seems to be overpriced because it's linked to Bentleigh. Don't get me started on Bentleigh as well. Almost go robbed in broad day light there once, well just 2 months ago. Also my staff's house in Bentleigh got broken into twice and he almost got mugged once as well.

"Boring & Hard to Access"

I recently visited a friend who purchased a property here. Driving here from the Eastern suburbs was a nightmare. And I wonder how do people get home if they work in the CBD because there are no trains here and no restaurants. We went to this place for brunch on Centre road and I swear to God, there is only 1 cafe called Merchants Guild that served good coffee and food, but at a price that would make us who live in Camberwell feel poor. Anyways, I told my friend that I am so not visiting here anymore and she even agreed. She made a mistake buying into this suburb because the local real estate agents told her that there's good capital returns and rental yield. However, she soon found out that whilst her 900k property can only rent out for $600 a week. That shocked her because she used to live in an apartment in Albert Park and that cost $850k but she could rent that out for $800 a week. Look, at the end of the day, buy a house at Bentleigh East at your own risk. The lack of a train station, the lack of good public secondary schools and the basic lack of infrastructure just does not justify the high end property prices.

"Overpriced Overhyped Overdeveloped"

The poor cousin of Bentleigh is apparently going through gentrification. That said, it is still one of the most hard to access suburbs in Melbourne trapped between the extremely busy North Road, East Boundary Road, South Road and Warrigal Road. The only public transport there are buses that take you further away from the CBD and you are far and away from the nearest train station. Forget about night life or shopping, it's a long jammed up drive to Chadstone and Southland is well, pretty average. The suburb is also not very safe because there are some very dodgy spots and areas. You need to find that out yourself. And finally, you will need 2 cars to live in Bentleigh if you have kids.
Now, there are not heaps of duplex townhouses being developed by 'new builders' with barely 3 years of experience. Yes, these are builders who used to work for another company, and then set up their own small firm. They are trying to make a name for themselves and I have checked out every single one of their homes. Cosmetically beautifully. Structurally average but it's the stuff you don't see that worries you. They are demanding anywhere from $1m to $1.4m which is overpriced for a suburb with nothing going on and no serious public transport. But it at your own risk. Note, this isn't a Malvern East or Brighton East or Caulfield East or Hampton East. This is Bentleigh East. You need to bargain hard because if you don't, you will make a huge loss in your property.
Here are the financials. A new townhouse costing you 1.2m can only rent out at a maximum of 700 per week. You do the math. No friggin yield. Yup. Earning capacity of residents are way below price of properties. Don't say I did warn you.

"Great position for families and ticks every box for convenience"

Close to everything you need and only 5-10 minutes to the beach. Great old style strip shopping yet still close to major shopping outlets. 15kms direct line to city so you are removed from urban chaos but close enough for a cab if you head out. Heaps of schools and recreational reserves etc.. Perfect for families and most neighbours in the area have kids. Very livable and many nice houses..

"Lovely quiet area for families to live"

A lovely quiet area for families to live happily among the tree lined streets.
There are some good schools in the area so you won’t need to travel far to drop the kids off and there is a good number of kindergartens and child care.
Southland shopping centre and Chadstone shopping centres aren’t too far away however there are plenty of good shops in the area as well as all the other necessary services.
If you want to get out for a meal there are a few places around, although if you’re looking for the nightlife this probably isn’t the spot for you. More suited to families looking for relaxed suburban lifestyles.

JaneC5 Sorry I must disagree. Abundance of primary schools don't make it a great place to live because it's secondary schools that matter and there are none! Furthermore, this place is like the sahara, inaccessible and once you get there, you want to leave. Be honest guys, don't mislead people into moving to such an inconvenient location. It is ONLY convenient if both parents work locally in Bentleigh and Bentleigh East. Otherwise, it's overpriced and overhyped property here. The truth shall set you free.
