"I still call East Bentleigh Home"

I grew up in East Bentleigh and it was full of war veterans
Its was interesting to say the least
Now there are lots of professionals and young families
I revisited it earlier this year and things certainly have changed.

Looking for a home in Bentleigh East?

"Grows on you"

Initially, I was sceptic about Bentleigh East, and having lived in Carnegie for years, I found it quite lifeless at first. When I bought a house in Bentleigh East eventually, I began to like the suburb. I’m now very happy living here.

"A place out of radar"

This is a place completely out of radar for many people particularly young professionals or immigrants because it’s lack of USB in the over heated housing market which makes it very uniquely positioned for smart buyers.
Yes, there used to be some problems with night life like any outer suburbs but so many cafes and restaurants have popped out both in retail centres and in community parades. It now has a good balance of contemporary Australian and Asian food choices. Depending on where you live, you are generally 10 minutes from beach.
Yes, local bus is rubbish because it doesn’t take you to the local train stations fast enough but many Melbourne suburbs sufferer the same problem unless you live in the centre. Driving is generally stress free because there’re rarely traffic jams and parking spaces are abundant. Having said that, this might be its undoing because most attractive places are difficult to drive/park instead well served by public transport.
I generally avoid Westfield because don’t like shopping in a mega building complex but a lot people regard this a nearby attraction.
If you are a sporty person this’s heaven because Bentleigh East is oversupplied with state of the art sports fields, reserves and recreational facilities. The only thing missing is a good large Botanical garden.
The place is slowly transformed by developers turning large plots into new town houses, locals renovating and extending their homes. All in all it’s getting more attractive but it’s density & height is much lower than its surrounding areas like Carnegie, Moorabin or even Bentleigh. I see more interesting business moving in for the locals to enjoy.

"Good location and good school"

Its good suburb, convenience to travel working. Close to Gesac , public park. And local cafes, grocery are also got heaps option.

"Undervalued but the secret is out"

This is an undervalued suburb that has gone boom in property values over the last few years. It's location location when you refer to Bentleigh East. Undervalued, under developed, under hyped.. the list can go on. There is value still here however it's harder to come by these days. The bad reviews below are simply rubbish. Such yield discrepancies noted are generic and exist all over the city of Melbourne. Schools, A grade .. roads, A grade .. public transport, A grade.. access to the beach, A grade.. access to Chadstone & Southland, A grade .. Don't waste time and get in, single storey units with 2 on the block are pushing the $1M mark.. jump in now where things have slowed because the next jump will push these over the $1M dollar mark. Houses and townhouses, well they're already over the $1M .. units will follow. Undervalued property still exists, just search. Family friendly neighbour hoods. From North road to Wingate Street.

"Nice, quiet, peaceful!"

I've lived in East Bentleigh for 23 years, and love it, no idea what the negative views are on about? It's quiet safe and pleasant, 5 minute drive from Chadstone shopping center, or 15 minutes from Southland, there are buses to either Oakleigh station, or Bentleigh, I can walk to Oakleigh from where I live. All I can say is if you don't like East Bentleigh, your hard to please!

"Lovely quiet south east suburb"

I think the reviews below might be from someone who was trying to buy at auction and wanted to trash the suburb to dissuade other buyers. I've been here for almost 6 years now and while I agreed that the suburb is not as nice as neighbouring Bentleigh, it's still a very pretty little suburb with access to great amenities in neighbouring Bentleigh and beaches in Brighton. For how close it is to the city, it really is worth the money.

"Overpriced Overhyped Overdeveloped"

The poor cousin of Bentleigh is apparently going through gentrification. That said, it is still one of the most hard to access suburbs in Melbourne trapped between the extremely busy North Road, East Boundary Road, South Road and Warrigal Road. The only public transport there are buses that take you further away from the CBD and you are far and away from the nearest train station. Forget about night life or shopping, it's a long jammed up drive to Chadstone and Southland is well, pretty average. The suburb is also not very safe because there are some very dodgy spots and areas. You need to find that out yourself. And finally, you will need 2 cars to live in Bentleigh if you have kids.
Now, there are not heaps of duplex townhouses being developed by 'new builders' with barely 3 years of experience. Yes, these are builders who used to work for another company, and then set up their own small firm. They are trying to make a name for themselves and I have checked out every single one of their homes. Cosmetically beautifully. Structurally average but it's the stuff you don't see that worries you. They are demanding anywhere from $1m to $1.4m which is overpriced for a suburb with nothing going on and no serious public transport. But it at your own risk. Note, this isn't a Malvern East or Brighton East or Caulfield East or Hampton East. This is Bentleigh East. You need to bargain hard because if you don't, you will make a huge loss in your property.
Here are the financials. A new townhouse costing you 1.2m can only rent out at a maximum of 700 per week. You do the math. No friggin yield. Yup. Earning capacity of residents are way below price of properties. Don't say I did warn you.

No public transport?
Even without a car you can get to wherever you want to go. East Bentleigh is well serviced by several bus routes. You can catch a bus to Chadstone, Southland, Bentleigh Station, Oakleigh Station, Murrumbeena Station and the list goes on depending on what part of the suburb you live in. You are NEVER far away from public transport. Best, family friendly suburb!

"Great position for families and ticks every box for convenience"

Close to everything you need and only 5-10 minutes to the beach. Great old style strip shopping yet still close to major shopping outlets. 15kms direct line to city so you are removed from urban chaos but close enough for a cab if you head out. Heaps of schools and recreational reserves etc.. Perfect for families and most neighbours in the area have kids. Very livable and many nice houses..

"Lovely quiet area for families to live"

A lovely quiet area for families to live happily among the tree lined streets.
There are some good schools in the area so you won’t need to travel far to drop the kids off and there is a good number of kindergartens and child care.
Southland shopping centre and Chadstone shopping centres aren’t too far away however there are plenty of good shops in the area as well as all the other necessary services.
If you want to get out for a meal there are a few places around, although if you’re looking for the nightlife this probably isn’t the spot for you. More suited to families looking for relaxed suburban lifestyles.

Agree, one of the main things I noticed when I moved into the area was the abundance of primary schools and child care!
Clearly a very (new)family-centric location.
