Is on the hill in Buderim a good place to live?

Looking to buy a dual living investment property on S.C. and thought Buderim might be good - 4km to Uni - thought good to be close to, but not in, Sippy Downs to attract wider rental market(?) , close to good schools, good reputation, central to everything. Good capital growth potential?? Does anyone have any thoughts please?

Buderim has great rental return, and with the right marketing your property wont be on the rental market for long! The market is so crazy at the moment!

Allot of families and groups of adults are applying for rentals, with property managers having to decline such great applications.

Buderim is close the the city and the beach but surrounded by bushland/forest for your tenants to retreat.
