Is there impact of living in that small pocket of Burleigh Heads, right near Boral?

Burleigh Heads, QLD 4220 is located within the null local government area, part of the Gold Coast Region in Queensland.

We are looking at moving to the gold coast and can't help but notice the cheaper property prices in the pocket of Burleigh Heads near Boral.
Wonga Street etc all around there.
Does anyone live or has lived in this area and could give an insight on what/if there are any impacts of living so close to the Quarry?
