Houses are tidy in every street. Some suburbs are messy with vehicles parked in streets.

Rentals in Calamvale

"Has really gone downhill..."

My sister and her family bought into the cheaper priced Calamvale many years ago. They couldn't afford Sunnybank so decided to save on the block and instead spend it on their house. For a while it was a quiet, leafy suburb. Unfortunately this is not really the case anymore. Sad to see the real estate agents pretending what a great suburb for everyone. The houses are now old and in need of work. My sister and their neighbours all have had termites. There are so many Mosquitos thee in summer, it is crazy. They breed in the stagnant water of the wetlands.
Calamvale has now essentially become a suburb of Browns Plains. Some residents no longer seem to care for their yards and we have seen a steep increase in rentals in the area. My sister has been wanting to sell for the past 5 years but they have been priced out of moving to Sunnybank Hills or even Eight Mile Plains. She complains time and time again that they should have taken a smaller, older house in Macgregor or Sunnybank. She wishes she could change location.
The local school is terrible and even the shops are a little rough. We end up having to drive elsewhere when we stay with her and that's exactly what my sister does. Shop in Sunnybank or Mt Gravatt.
Traffic is horrendous to and from the city. The only saving grace is the Gateway toll road to the airport but as Calamvale is so far out, you get charged 2 tolls instead of the one.
My sister regrets moving here and wishes she had moved closer to the city; now they are looking at buying an older home in Coopers Plains which at least, in her words, has a good location.

Great for

  • Easy access to Gateway (2 tolls, though)

Not great for

  • Traffic
  • Lots of rentals
  • Not very friendly neighbourhood

Sad to here your sisters house is old and needs work and has termites this is not the fault of the suburb its the owners responsibility to maintain their homes.

I see quite a few issues here. Calamvale houses are considered to be pretty new. They are built between 1990s to 2000 so they are pretty new compared to houses in Sunnybank / Hills. Sunnybank / Hills houses are built in the 1980s and they have termites issues as well. I find that Calamvale houses are pretty well maintained. You see worst houses in Sunnybank and Sunnybank Hills. Mosquitos are everywhere. It's not just because of the wetlands, it's in Sunnybank Hills as well.
Everyone shops at Sunnybank, and I don't get what you by being rough. Traffic from Sunnybank Hills and Calamvale are exactly the same so no complaints on that, no matter where you go, as long as your destination is the city, you have either go through to M3 or down Fairfield road. So you can't really compare that to Sunnybank or Sunnybank Hills. The only road I can see that will cause some disruption would be Beaudesert road where you turned into Sunnybank Hills.
Just be happy that she has a house in Calamvale. At the moment, it's pretty impossible to buy into Calamvale.

It takes her almost ONE HOUR more per day extra to get to and from the CBD due to traffic on Beaudesert, Calam and Mains Roads, than if she had bought in Sunnybank.
As for the termites, most of the neighbours are all having the same issues.

My mum lives there, too. Shes semi retired but works in CBD a few days a week. She has termites as well as her neighbours and they are in the nicest estate in Calamvale. Mum sent us to a school outside the area even ten years ago, as the schools in the Calamvale feeder area were pretty rough. You can see the same rough kids milling at the small local shopping centres. My mum thinks that the biggest issue Calamvale has is that it is essentially the first BCC suburb north of Browns Plains. A lot of Riff raff around as a result and that does not lift Calamvales reputation

leslie-bucklandl

Termites, mosquitoes and old houses, dont know what drugs your on, takes 35 to 40 minutes if you want to go into the city on bus and far less time if you drive, no need to bag out a suburb just because your friends live somewhere else!

"Convenient and highly sought after."

Living in Calamvale is a fantastic choice. Many residents just adore the suburb as it's so convenient to all the shops and schools (as well as great public transport options). It's got a low crime rate and the surrounding neighbourhoods are very peaceful. There are many great dining options and so many shops to enjoy.

5 stars for multiple suburbs.... couldn't be a real estate agent trying to sell homes in those suburbs?

"Nice Place"

We have lived in Calamvale for 3 years. Moved from NZ and ended up buying in Calamvale. No issues with crime. Nice neighbours , handy to supermarkets. Stretton state high has a good reputation but calamvale community college is not so good. Plenty of daycare centres.

Morning drive into the city takes about 40 mins (peak hour) , train is station in Altandi is handy.

"Calamvale is a quiet leafy family suburb situated only a short drive from Sunnybank Hills and 5 minutes away from the Logan Motorway."

Its really central to everything you need. The Local schools are great and the Brisbane city buses come very regularly.
Overall Calamvale is a sought after place to live.

Calamvale is a great place to live and over the next few years there should be good capital growth for property owners.
