Chapel Hill has been developed in stages so newer parts were traditionally more expensive, as well as the more elevated parts. More recently some older homes are being knocked down so you are starting to see new homes pop up and sell for higher prices in the much older areas. Quiet locations and larger blocks also generally sell for more than the main roads and smaller blocks.

Areas closer to the bush trails and those with mountain or city view off tend to be a bit pricier.
