Is Coolbinia basically the same suburb as Mt Lawley?

Yes but Coolbinia is a little closer to the beach and Mount Hawthorn strip.
The whole suburb is also covered by a covenant that prevents more than a single dwelling, so it will stay low density and big blocks forever. And it doesn’t have the building restrictions of Mt Lawley or Menora. For that reason many people are building luxury homes there and it’s a nice mix of new and old.

The Coolbinia area once was a part of Mt Lawley. It was renamed Coolbinia when the Coolbinia Primary School was built in 1955.

Pretty much, less character houses and lots more redevelopment now too. Big new houses being built on old blocks because the it is worth being close to the city.
