"PENRITHS MOST DIVERSE SUBURB"

Cranebrook is conveniently located a few kilometres North of the middle of Penrith and offers a great local shopping centre with many specialty shops. There's plenty of open parklands and a range of government, Catholic and Private schools. The style and prices of housing are the most diverse in the Penrith region with a range of affordable housing options right up to palatial multi-million dollar mansions on semi-rural blocks. Overall a good family friendly suburb with something for everyone.

"Waterside seems nice at first glance, but is a bit on the nose."

There are many little things that make the Waterside Estate less elegant than it seems. The ponds are most often covered in algae and lack wildlife. If the fountains stop working, the whole area reeks. At about 8-9pm on weekdays, there seems to be some kind of trash incineration nearby, raining the smell of hot garbage over the estate. The local Coles and Woolies are fine but there are often questionable characters around them at night. It's not unusual to see junkies and thieves around the shops. There are many trashy residents even in the more expensive parts.

While the estate is set up to appear nice, this place is a polished turd that still smells.

"A fantastic place to call home!"

I've been living in Cranebrook now for 5 years after moving from the inner city and love it so much! Lots of trees, birds, peace and quiet (though a bit less so since Jordan springs came along). Turn right on the Northern Road and you can get to Penrith fairly quick, turn left and you see gorgeous countryside. People are friendly, other than the housing commission area it feels safe, close to the Blue Mountains and Nepean River. Many homes have pools in their yards, some are gorgeous acreages. Not much in the way of shops and no restaurants, but I kind of like that. Also no highrises or unit complexes.

"Quiet, green and leafy suburb with plenty of parkland."

Cranebrook is a nice and quiet suburb with views of the Blue Mountains in the distance. It is leafy and green though can be hot in summer, a few degrees hotter than coastal areas. This reverse is true in the winter months where it is cooler than coastal Sydney areas. Westfield in Penrith is about ten minutes drive away and parking is not hard to find in Penrith, so it is still a convenient location for shopping. Express trains take an hour to Sydney though commuter parking is getting hard to find. On the weekend, Sydney's Inner West is about 40 mins drive away though traffic congestion during weekdays makes it impractical to commute to Sydney by car. Still, proximity to the Blue Mountains, Windsor and Richmond means that its easier to get away during weekends. Property prices seem to be climbing steadily as more people move from unaffordable inner Sydney areas. There are two distinct areas, Cranebrook waterside with more expensive and newer housing on average land sizes of 350 sq m, the other areas of Cranebrook with average land areas of over 500 sq m with older housing. Nightlife in Cranebrook is plentiful if you're thinking biodiversity or native wild life, not so much if its nightclubs you're looking for. Cranebrook has recently acquired a new shopping precinct since around 2017 so grocery shopping is now conveniently located. see https://www.i2c.com.au/project/cranebrook-village-shopping-centre/

"Great area with good honest working people, well priced homes"

I have lived in and around the Penrith and cranebrook area all my life and for such a big huge city like area the quality of living is quite good, the house prices have always been very affordable, the crime rate for such a big city is quite low...more crime in the parramatta onwards towards the city suburbs than west of the Sydney areas of Penrith. I have been living in nth cranebrook for 7 years now and I think it is just wonderful, quite area, great for families, safe, good schools, transport is great, Penrith train station easy to get to, shopping is wonderful, close to the m4, great for first home buyers, this area will sky rocket in house prices in the next 5 years, always buy north of the cranebrook shops side of cranebrook, like most areas there is always a better side.....I work in the city and the fast trains from Penrith to the city are wonderful... I think you could not go wrong in buying or living in cranebrook, it's great value.

"Cranebrook is a wonderful area, been living at Cranebrook for a long time"

Cranebrook is a great place to live and to bring up a family, its just so quite but only a short drive to the big city of penrith. I will say to anyone thinking of buying in cranebrook you will not get a better place thats so close to everything, but far away enough away from the city slickers and the build up areas of penrith. Cranebrook is going ahead in leaps and bounds, talk & facts of a new shopping centre been built in cranebrook, property value will rise also with the new shopping at jordon springs which is a short skip & hop from cranebrook. The good thing also is the area of nth cranebrook is as far as cranebrook go's, the rest is national park so no build up will take place. Not to mention if the richmond airbase becomes the second sydney airport, this will sky rocket the prices to a new level. and i know for a fact that cranebrook will not be under the flight path, so no worries about the flight noise at all. The flight path will be in a different direction. Great area, great schools private and public, will be great shopping, not far from the big city of penrith, huge future plans are in focus, great transport, quite area, cranebrook is a terrific place to live & to bring up a family, I live in north cranebrook.

"Waterside Estate in Cranebrook - perfect for families"

We have recently moved in Waterside and we have found the area to be very safe, clean, green, friendly & quiet. There are so many beautiful walks to go on by the lakes and wonderful parks for little children. It is a very family friendly estate & we are very happy to be out of the hustle & bustle of Sydney. The only thing I have to complain about is the local shopping - Cranebrook shops don't seem safe or nice at all so we have to go into Penrith or Emu Plains for groceries/ shopping. Although that will all be fixed once Jordan Springs opens up their new shopping centre & cafe on the lake - just what the area needs. Then it will be 100% perfect. LOVE the lifestyle at Waterside!

Issue with Cranebrook shops is its own by the local council its not a private own shopping center so until someone wishes to buy it and fix it up etc it always be like that unfortunately. Its just a milk bar quick style shops where you grab few items at the local IGA or chemist (post office) etc I never consider it a proper shopping complex.

Any chance you are still at waterside and can recommend a good primary school? We are just about to move to the area and I'm having trouble finding a good school.

"Dulhunty Court, Cranebrook - friendly quite street with neat yards"

Family oriented street with friendly neighbours who have resided in the street for many years, neat and tidy area, close to schools and child care facilities, local shops are just around the corner and there is a chemist, newsagency, bakery, IGA, post office, take away shops and McDonalds and Coles is just down the road, plenty of transport services in the area, lovely parks near by, just 5 minutes to Penrith CBD. Cranebrook is an ideal and great place to live!

"Excellent priced property in a great location"

Cranebrook is a lovely suburb, close to Penrith's CBD without having to drive through lots of traffic lights. Local shopping is ok but coles is only a short drive away with parking at the front door. A new shopping centre will be opening in Jordan Springs whichis only a short drive away as well. A good mixture of public and private schools and not too far away from Penrith train station.
Once the Lakes Scheme is completed it will become a very popular area.
I have never had any problems living in Cranebrook and it has always been a safe and frienly area.
Also great internet coverage with ADSL 2 available at the Cranebrook exchange.

"Lynx Place Cranebrook - a wonderful place to live"

This is a fantastic street in an excellent suburb. Close to all the amenities with a choice of schools within walking distance and easy access to everything you need.

The neighbours are super friendly but not nosey. Gardens are well maintained and you can easily see the pride the locals have in their homes and their suburb.

Shopping and services a short drive away in Penrith.

This is a place I was thrilled to live and would recommend it to anyone wanting to get out of the rat race of Sydney city. The atmosphere is relaxed and suburban, safe and comfortable.

I say - Move to Cranebrook!
