Which are the best streets in Duncraig for maximising long term growth?

South Duncraig seems to have better capital growth as it's south of Warwick Rd and therefore closer to the CBD. Otherwise the usual criteria applies - value is higher (& therefore more growth) if you have ocean views; larger block; away from ambient noise; close to facilities; newer house etc etc.
There are still some larger blocks in the suburb that are potentially subdividable.
