"Pay a premium"

Embleton, a suburb in Perth, boasts a convenient location and a range of amenities, but it's important to note that it has become increasingly expensive in recent years. As the demand for real estate in Perth has surged, Embleton's property prices have risen substantially, making it a pricey choice for homebuyers.

The suburb's close proximity to the city center and its well-established community make it an attractive option for those who can afford it. Embleton offers a mix of older, character-filled homes and newer developments, appealing to a diverse range of residents. However, the high cost of entry is a significant consideration for potential buyers.

While Embleton has much to offer in terms of convenience and community, the soaring property prices can be a deterrent for those on a more modest budget. It's essential for prospective residents to carefully weigh the benefits of living in this desirable suburb against the financial commitment required. For those who can afford it, Embleton can provide a comfortable and well-connected lifestyle, but for others, the expense may be prohibitive.

"Easy access to public transport and shopping ,"

I have lived here for about a year now. It is very convenient about 4 min to Galaria Shopping Centre, Coventry Market, 20 min drive to city, frequent bus to city centre, 15 min drive to Costco or Airport, 3 min to Tonkin Highway, Bayswater Wave within 4 min drive, Morley Trainstation within walking distance from where I live. The suburb is little know and mostly the original owners still live in. Friendly neighbourhood. My child has grown up but Malaga Skating, Swan Valley is about 15 to 20 min drive if you like going for wine tasting.

"Great pocket suburb"

An excellent little suburb that is starting to bloom.
Been here since 2012, work in the city is a breeze with loads of public transport and probably only a 10 mins drive.
You get to skip the crazy jams on the freeways which makes me wonder why you would spend more to live so far away from the city.
There were big blocks before but there has been a spike in subdivisions so land is slightly small now but houses look much newer.
Located right after Bedford for at least 10-20% cheaper, whats there not to like.
Within the Morley redevelopment precinct, this is a suburb to watch for the future.

"Good Starter Suburb"

Embleton is a good starter suburb for young families. It's not flash and nothing pretty but a great young community.

"Good honest suburb bound for great things"

Have enjoyed living in the area for nearly 20 years. It never seems to be far from anything, especially near Mount lawley strip (without the price tag), never been broken into (touch wood)
as the area changes with a number of new homes being built Embleton is a fantastic Investment.
love the riverside gardens dog park

"An up and Coming area with great family life"

A stones throw away from the galleria, you can walk there. Medical centres around the corner and great family lifestyle. Many of the older houses are now being renovated or newly rebuilt.

The bus line will take you straight to the Mt Lawley cafe district, and a quick ride to the heart of the CBD. A child care facility located in the heart of Embleton, two highshools and a primary school literally around each corner you turn.

Also for any student studying at Edith Cowan University as it's only a stones throw away.

A great lifestyle for any family.

"New In Embleton"

We just moved in and just felt that with one of the most important decision in our lives - we got it right. We have been looking for a home for our growng family for almost 2 years now and just feel that Embie remains affordable compared to its surrounding suburb.

The neighbourhood is fantastic with life's convenience nearby. 5 minutes to Morley Shopping Centre and Beaufort Street, 20 mins to the city.....

Schools, parks, pharmacists, church......golf course.......and...and....and....

For those who are looking at Embie ...... its really under-rated for what it has to offer....... you will not regret.
