For some it may be construed as an opportunity for others expensive management . Generally the DHA formula does tend to offer slightly higher than market priced properties with a 16.5% management fee which also includes non structural repairs and maintenance. The overall quality of the houses is not the high standard that privately built would normally contain. Of note bathrooms, kitchens etc is less than comparable 5 BR places in new suburbs i.e no stone bench tops , no dishwasher etc. I have 2 properties in the ACT very similar suburbs and the DHA one gives a lesser yield (4.5%) BUT 52 weeks a year guaranteed rent. The other is managed for a total of 10 % counting the last cent in the fees and yielding nealy 6.2 %. As they are both nearly new (2yr) properties there is no real repairs yet. By the way the non DHA property was $2,5k more but has marble look tiles in b'rooms and stone bench tops in kit and b'rooms. I plan to self manage the non DHA property at the end of this year so improve signifcantly the overall yield. My two bobs worth !
