Is there much demand for rentals in Gorokan?

I am thinking of investing in or around Gorokan. Is there a big demand for rentals in this area? Are there plenty of people looking for rentals or will I be left with a property unoccupied?

Gorokan has multiple personalities: there are the very rich around the lakesides, with the remainder being average with some pockets of very poor families. Getting familiar with the many faces of Gorokan is essential if a land owner wishing to lease a property is to avoid disappointment arising from unrealistic expectations. In general, demand (at all levels) is healthy and a good landlord with realistic expectations wouldn't be left with a vacant property for long periods. The property values here (at whatever level) seem to be well-balanced with rental returns, but it is neither a 'landlord's market' nor a 'renter's market'.

I like the second question - much easier. There are pockets of troublesome places, but one area I would avoid as being more trouble than it's worth is anywhere between Gorokan Drive and Lake Haven Shopping Centre. That said, this is really an area where a drive around will easily reveal the trouble-spots. Houses along Wallarah Rd (not sure about Main St Toukley) don't seem to rise as quickly in value, possibly because of the noise and lack of trees. There is general traffic noise (very heavy traffic all day) but the biggest issue everyone has is with the constant emergency vehicle sirens. The lakeside areas are both away from Wallarah Rd and have plenty of trees that diffuse the noise. BTW, there is a house near me that looks good as a lower-end starter but in a decent place that has been for sale for a while. I don't know why it hasn't sold quicker, but worth a look in case price has lowered. It's 17 Joy St, and is listed with Capital 1 (One?) (watch out for them, though).

Oh, and no there's no flood-prone areas. The only flooding was in extreme storm in 2007 when back yards of properties along northern edge of Tuggerah Lake were flooded.

Thanks mate you've been very helpful. One thing I did notice when I last visited Gorokan, the people were rly friendly and helpful. I did see a few streets with graffiti but I guess most suburbs have bad parts. I'm looking at a place on sylvia avenue and another one on jacqueline avenue. I will have a look at Joy st too, cheers. Looking to buy in a month or so.

I forgot to state that I am NOT a real estate agent; I am a teacher and have lived here (in Gorokan) just over 5 years and have rented a property during that time. I am always looking at the market with a view to buying (or finding a decent landlord) in the future.

thank you for your reply. I am looking to buy a reasonably priced property as an investment and I keep finding myself viewing properties in that area. Your response has enlightened me. I am familiar with areas around Budgewoi etc but not Gorokan so will head up that way for a day trip in the near future :) Regards Jo

Hi Guys, Brought a property in Howelston Road Gorokan, close to the waterside, got a survey back, saying half of our property is in the flood zone and if we are building a granny flat we need to lift up 1M of the ground even is flat land. Questions: How much flooding is in that area, and it is common to build off the ground (lift up with stairs) any information would be appreciated, cheers
