Greenvale is a hidden gem in Melbourne, away from the traffic, noise and other nasty things of late in Melbourne. The Coles shopping nearby has most of the stuff you need on a daily basis. Everything else is still within 10-15mins drive.

I have noticed that this suburb keeps attracting quality families and people. It is pricier than everything else around it for a reason.

Who is it for?
- People who love peace, clean streets, nice houses and positive vibes
- People who don't mind driving 10mins for non-essential amenities


Stay away if you are
- An investor looking for capital growth, this is not the area. Please stay away. Go to Craigeburn instead

Greenvale has always been known for the mega mansions. The houses have become much smaller now but the property prices these days still make Greenvale live up to its reputation as a prestigious suburb. Its quite an easy drive to the CBD with the direct road link. There’s also heaps of new shops being built around the area. The growth of Greenvale is just going up.

Greenvale is known as Toorak of the north because of the mega mansions in old Greenvale making it a prestigious post code. New Greenvale however have smaller houses. Despite the drastic change, the people remain the same. Greenvale is still leaning towards a suburb that's great for growing families. There's a number of good schools and heaps of activities for growing kids. It's not the "walkability" type of suburb but all the amenities are just a short drive away

Greenvale has a lot of upscale houses being built thus making the area posh and lovely. Don't be deceived with the look. It's a very family friendly area. Its mostly for families and you can feel a sense of community. It's relatively safe and peaceful. The close proximity to parks remains a good bonus

Greenvale is a fantastic little suburb located only 20km from the city in the north-west pocket of Melbourne. The suburb offers great value for money and a wide variety of options for all tastes and budgets. New house & land packages are perfect for young families & first home buyers through to large established homes on beautiful big blocks in ‘old Greenvale’.

This gem of a suburb has lots of green open spaces and parkland for kids to play in. Drive 5 min North and North West on Micklekham or Sommerton Roads and you leave the suburbia and find yourself in sweeping country plains with cattle properties and farming land.

The suburb is only 20km from the city and is serviced by Roxburgh Park Train Station only 6-7 min drive away. For those who commute to the city it’s only 25min (off-peak) or 40min (peak) using tolls via the Tullamarine or 35 min (off-peak) or 55min (peak) avoiding tolls via the picturesque suburbs of Essendon & Moonee Ponds using Bulla Road. Pascoe Vale Rd also offers an alternate non-toll route to the city.

The suburb is fully self-sufficient with a couple of supermarkets, Medical Centres, chemists, dentists, service stations, bottle shops and even a nursery & vet. It has 2 fantastic & highly regarded colleges and a well-regarded catholic and public primary school.

Chic & trendy dining precincts are only a short 10 min drive away in Essendon & Moonee Ponds and closer to home Westmeadows, Roxburgh and Gladstone Parks offer an abundance of shops, services and dining options.

The established part of Greenvale often referred to as ‘Old Greenvale’ or ‘Toorak of the North’ is filled with beautiful grand homes and is rich with character. A drive along Barrymore Rd looping back around Greenvale Rd and through Fleetwood and Haversham Drives showcases the beautiful established and grand appeal of the suburb. Head a little further north past Somerton Rd and you’re in the heart of newly developed land with modern homes and house and land packages.

This is a lovely suburb is comparable and offers many similar qualities to that of the multimillion dollar suburbs inside it and similar popular suburbs across the south east and east that are also located on the 20km rim. Greenvale offers so much potential for new home owners or investors looking for an affordable entry point without compromising location or quality. Greenvale is known as “Toorak of the North” due to the older mansions. In recent years, weve been having newer estates and younger families. Still, Greenvale has maintained the same population of respectful, nice and warm people. other suburbs near Greenvale is a completely different story.
Greenvale is a good place for families to have a comfortable living environment. Its safe and quiet.
Parks are everywhere. You have good schools for kids.
The downside is the traffic around the area, its been years and the council hasnt done anything yet. All the basics are within your reach but everything else requires you to drive out of Greenvale.
Still, traffic is an issue everywhere

Greenvale is a great suburb for families. The big blocks of land is enough to build a house that you can consider a “home” for years to come. The parks are within close proximity, great schools and good people. Most people are professionals and have good manners.

I would rate Greenvale high for Luxury living with high exposure to natural beauty.
Proper planning of residential estates have kept greenvale green and eco friendly having pleasant weather probably due to centralised water body and surrounding tree reserves with breathtaking flora.
With many new estate coming up, council expects settlement to be established and stabilized by 2020. There is some pressure on road infrastructure during peak hours, specially Somerton and Michelham Rd, and is planned for duplication and some parts triplicated as per survey, adding new traffic signals or roundabouts to ease the flow.
The school infrastructure is also very good. Public transportation is something council has to work on, but I assume with new estates the transportation situation should improve.

Overall, I find Greenvale a quality suburb hidden in the North infra belt.
