"all american bronx like lifestyle"

GOOD POINTS: backs onto bushland with wildlife visible like kangaroos that come down close to houses in the hot months.
Low cost housing if you are in the market to buy. (read on if you intend to buy to resell.)
A great takeaway shop that makes excellent food with friendly owners. best souvlakis in albury!
NOT SO GOOD POINTS: night time and fights take place with constant police attendance due to the drunken fights that break out at nightime in hibiscus and the area in general. foul language and smashing glass and screaming abuse. you can undrestand why many people move out after short periods for safety reasons. definately not a place for children to grow up in. houses are run down and many yards are untidy with rubbish littering the streets. cats are in plaque proportion and if a summer bbq with the smell of tom cat urine taking over is your idea of a great bbq, hibiscus is the place for you. hibiscus is home to cat collectors who lets them roam free and they urinate all over the front of houses so that no windows in houses can be opened otherwise the house fills with the smell. cats are big issues here aswell as barking dogs. many from glenroy who have hit the news have been moved to this area and are running riotin the neighbourhood.
Once the perfect lifestyle where people could sit in their yards and relax, has now became a place where if you do you more than likely will end up in fights if you glance at certain people in the area who are either intoxicated or high.
i know this as i lived there for more than half of my life and ended up moving out as many people have done due to the constant fights i had witnessed.
After growing up in West Albury i became friends with many people who lived in this area and everyone agreed the area has completely changed to how it was many years ago. you are lucky to see nice gardens in this area or well maintained houses here unless they are newly built. garden ornaments will not last long if they are placed in gardens before they are stolen or smashed in your yard.
there has been a high increase in thefts in the area. drug and alcohol related problems are big issues here. over the last few years the area has became somewhat like many imagine when they see the scummy areas in real life tv dramas filmed in the low poverty areas in america. once department of housing area, now being sold due to houses being burnt down and vandalised. newer houses have been built in the area and have had windows smashed by disrespectful children in the area.
houses have been burnt down or smashed inside and if you visit the area take not of the many vacant blocks between houses which are a result of these houses being set alight.
hoons fly around the area as many cars are stolen and dumped in the nail can hill bush that surrounds the area.
every summer bushfires are lit by cars being set alight in the bush or it has been set alight more recently by kids in the area so they can simply have some excitement and see the fire engines in the area.
many homes are filled with rodents and roaches that come from the bush, no matter how clean a house you keep.
houses for sale in hibiscus usually are on the market for up to a year before anyone buys them and are usually destroyed or vandalised internally before a sale is complete. i would not recomend buying in this area for an investment property as the houses do not sell for much and many people have lost money from making the same mistake in the area. a perfect example is a house was brought in 2007 for around $165000 and was put up for sale in 2008 after many repairs taken out while the house was waiting to be sold (broken windows, internal plaster damages and graffiti on walls etc) the house sold for $135000. a loss of $30000 not inclusive of the repairs taken out that were not due to general wear and tear.
i have moved from this area and would not return to this area of west albury again. not everybody in this area is bad, there are a few good ones but the bad ones are out numbering them and quickly turning the area to an unsafe community.
if you are aboriginal the area has a neighbourhood centre that has many programs running for you.
The local public school is part of the S.I.P.S program which caters for indiginous students and has a high percentage of indiginous students attending.
