Keperra quarry subdivision - effect on existing property prices?

50ha subdivision- 300lots, 450 dwellings can be seen on real estate.com.au under land for sale Sanford and settlement rd
Hi there- anyone know how the new subdivision going in behind bunnings on the old quarry will effect existing house property values in the area? I'm concerned if I buy nearby my house price will go down.

I reckon the quality of the housing that goes up there might have an effect on value of a house purchased now although it's a tenuous link and muddied by other factors. Think of the bigger picture.

Firstly, that development will be coupled with a retail development south of the current Great Western site. Plenty of people will think it's great to live so close to such facilities (me, I'm ambivalent, but then I am not like most buyers). Secondly, attracting more people to Keperra can just as likely have a positive effect on house prices if it finally (and deservedly) becomes a desirable suburb to live in. Thirdly, it doesn't really matter when you buy. Hang around twelve to fifteen years and the value of your house and land will have generally increased regardless of other factors. If you're buying for the shorter term you can ignore this statement.

The downsides? Well, if it all goes ahead we're going to see an increase in traffic. Not a great thing. The road system is not equipped for an influx of more vehicles and, public transport anywhere away from the rail line is practically non-existent.

I should finish by saying I live in Keperra in King's Park estate since 2005. I am not a real estate agent but I would like (for obvious reasons) see the suburb move ahead in value. It has some great features. The shopping centre isn't too bad, there's lots of green space and moderately decent bike paths (personal focus with that last one). You aren't far from the rail line. A drive to the city during peeak hour will set you back up to 45 minutes on a normal day. At weekend or quieter times you can do it in 20 minutes. Easy to head off to the Sunshine Coast - it's little over an hour to Nambour and surrounds.

Generally I like this suburb and area and, ultimately, whether the new development will be a positive is fairly much on how you look at it.

Say a... 3 bedroom townhouse is going to sell in the development for $450,000. At the moment, you're lucky to get into a humble 3 bed, 1 bath on 500sqm's for $450,000 in Keperra.

What do you think will happen?? Will house prices go up or down. I'm thinking up.
