Knoxfield, VIC 3180

Knoxfield is unique, as most of the streets are named after the residents who lived there. Some people are still living in the streets that were named after them. The suburb is well known for the Knox Athletics Track and the Gilbert Reserve. Gilbert Reserve is quite large, and regularly holds softball and baseball matches. Knoxfield also boasts a large BMX track, which is often used for BMX competitions and the R.D. Egan-Lee Reserve which is regularly used by walkers and hosts a soccer club. For the avid Golfers, Waterford Valley Golf Course on Bunjil Way is a must to play! With an array of primary and secondary public and private schools to choose from, Knoxfield is a great suburb choice for families.

Knoxfield is a quiet pocket in Knox area, yet still close to everything: Knox City shopping centre and Stud park shopping Centre just a stone throw away, even the Glen is only 10 mins away down High St. The area is very peaceful too with low crime rates.

What I really love about this area is that it is surrounded by lots of nice parklands and lakes: Lakewood Reserve, Caribbean Gardens and Jells Park, all within a few mins drive. Suit young families too as lots of popular schools nearby.

So much to offer in Knoxfield at a very affordable house price. And the house price is growing healthily compare to other suburbs in Knox area. A winning for all investors, first home buyers, upgrader.

I grew and live here for ages. An fascinated by the growing of this area, what a suburb. I am just listing all the amenities in this area as a reference, to help people with information.

1. School : Scoresby Secondary College, Fairhills Secondary, Knox Park Primary, Carrington Primary, Holy Trinity, St Andrew Christian College. Next to this area is Waverley Christian College, Caufield Grammar School, Knox School, Swinburne TAFE, Holmesglen Waverley TAFE (travel by bus 753).

2. Shopping Centre : New Harcrest Shopping Centre (IGA and 6 specialty stores), Knoxfield shopping village, Scoresby shopping village, Mountain Gate SC, Stud Park SC, Knox SC, The Glen SC.

3. Transport : bus 753 to Glen Waverley or Boronia stations (frequent timetable) along Anne Street, 901 along Stud Road

4. Recreation : Lakewood Researve, Carrington Park, Benedikt Reserve, Harcrest open spare/park/lake, Gilber park, soccer pitch in the suburb, Eastern Regional Sport Centre, Carribean Park, Jells Park. rarely suburb has two lakes in the area, Waterford Valley Golf Course.

5. Homeware : Bunning and the new Masters (the only one in Knox area), Carribean Park

6. Upcoming projects : Mirvac Harcrest, Carribean Collosus (New activity centre including retail, park, water front activity. This plan has been approved by Knox Council. Please google to find out), Rowville Rail Project (google it, just 5 minutes driving from Knoxfield), Stamford House & Park project.

7. A mix culture and societies. A very good for everyone, new comers, people moving in.

8. Healthy grow in rental return. A lot of people love to stay here due to the mix between business and good living area. The carribean business belt attracts people to rent and live in this area.

9. Tolls access : East link and Monash freeway within close proximity.

You will find a combination of modern and classical properties in this area. And this are is far away from a ghetto atmosphere or experience. Most people live here are a smart, hardwork, intellegent and educated people that just can not buy house in Wantirna South, Glen Waverley and Wheelers Hill due to its price. A smart choice.

This is the only area in Knox that is currently experiencing a major upgrade and located in the strategic location in the centre of Knox area. Just google map it and you will see there are so needed spaces in this area to cater the urban Melbourne growth.

I love Knoxfield, a good balance between strong neighbourhood area, modern taste, growing suburb surrounded by amenities around.

Good place for business, close to Monash and Eastern Freeway. Close to Glen, Boronia and Ferntree Gully station. And Rowville to-be rail line.

The area has been modernised with modern townhouse, new Harcrest realestate, new warehouse Masters. Certainly worthy for living or investment.

Lots of schools around both public and private. Safe area. Not too densely populated, but not too old as well. Nice and fresh in the morning with lots of tree around.

Heaps of birds, lots of trees, very quiet. A lovely place to live.

This will be the next big, growing, highly potential suburb after Glen, Wantirna S, Scoresby and Rowville.

New development :
1. Mirvac Harcrest (under development), a newly created suburb, 1000 new homes, with its own shopping centre (IGA is one of them), lake, great landscape, etc. Surely Mirvac won't put their money if they don't see the potential.

2. St. Andrew Christian College (still in development stages), (an addition to Knox School and Waverley Christian college). Moving from Burwood, a highly ranked VCE school. Very affordable compared to schools with similar results. There are also 3 primary school and high school (Scoresby Secondary College) in the area. So many options for families with school-age kids.

3. New hardware superstore (under development, opposite to Bunning in ferntree gully rd), a joint venture Wollie & Lowe from USA. Definitely create more job opportunities and vibrancy of the area. Again, they must see the potential of the area. A good mix between business and residential. Good for families with teenager if they want a casual during spare time.

4. Eastern Recreation Precinct (under development), just after Eastlink. A center of excellence sport facilities from basketball, soccer, netball. Plus some relaxation area. Accessible via High st or George st. This will be the centre of basketball victoria.

5. Rowville rail (in discussion stage), just under 10 min from Knoxfield. An addition to Glen, Boronia and FG station. Take you to Monash Uni, Synchontron, and CBD. I am not trying to separate between Lakewood and other part of Knoxfield. Actually "old" Knoxfield is better as it has bus 753 running to Glen Waverley train station.

Surely all those facts will give a boost to the area. And its price is still cheaper compared to Wantirna S, Scoresby or Rowville.

Plus current Carribean Market (with its market, rollerrama, lakes), Scoresby business centre (Nintendo, Miele, Blanco, etc), Jells Park South (a true beauty), Eastlink and Monash freeway in close proximity.

Use Eastlink and you will end up in the tranquil Frankston beach. It is also next to major arterial and busy road, Stud rd. Go north you will reach Ringwood (Eastland SC), go south you will go to StudPark SC, Dandenong SC, Springvale (for your groceries shopping). Or go to east to Glen SC, Chadstone SC using Monash freeway. Knox SC is just few minutes driving. It is so close to very renown and established suburb in Melbourne East. Good school, good business centre, good transport, good entertainment, resto, cafe,a leafy and cool area with Dandenong ranges at the background. You can take kids to Puffing Billy, or go to Cockatoo in Olinda, Healesville. Using either Monash or Eastlink and you will reach CBD in around 35min with all the fantastic typical eastern Melbourne suburbs to stop by and visit.

Definitely one of the best suburb in Eastern Melbourne with reasonable and affordable price.

Knoxfield is split into two areas...Lakewood which is newer (about 15-20yrs) and Knoxfield which is about 50 years old. Lakewood has a lovely lake with walking track covering about 1km in circumference. This is great for kids and taking the dog for a walk. I have lived in the older part of Knoxfield for 5 years and Lakewood for nearly 6 years. The high development is in the older part where builders are knocking over houses to build units. Supply and demand I suppose, but Lakewood is a secure investment and generally has a population of parents and junior high schools kids and semi-retirees. Lakewood is quiet and property turn-over is relatively low because residents love living here. I would recommend Lakewood to anyone, but prices are about 20%-30% more expensive than the older areas of Knoxfield because of the close ameneties and high quality newer housing. Knox City shopping centre is only a quick stroll down Burwood Highway and schools are plentiful in the area. Highly recommend Knoxfield and Lakewood to anyone.

I grew up in Knoxfield and have lived here on and off for my whole life (am now 33 years old). Felt like a safe, typical Aussie suburb to grow up in back in the 80's and 90's. Big 1/4 blocks, the occasional street party, etc. Sports facilities, local shops, etc. Now..? Well, we've just pulled the pin on building on a block here because it doesn't feel like 'home' anymore. The area has changed almost beyond recognition over the past 10-years alone. Every house that goes up for sale is being pulled down and replaced with townhouses/units. Yes, we were going to do that ourselves, but it's lost the feel it used to have and is now... Just to busy. Because of the rate of development that's happening in Knoxfield, it's lost the community feel and has lost clear roads!! There are so many cars parked along the streets now because of all the high-density living, lots more noise (house parties, general noise). May be it's nostalgia talking, but just not the place I want to raise our kids. Too busy and starting to feel very claustrophobic...

A well rounded suburb. Shopping wise you have Knox City to the Caribean Garden Market down the road. Education; public schools, as well as the prestigious The Knox School all in the area. Parks are absolutely fantastic and probably the centre piece of the suburb.

Only thing lacking is a train line but plenty of buses and the nearby Eastlink helps break even.

With a choice of three primary schools all within walking distance it is a young families dream. Carrington Park PS is a small but very active school that thrives on the community. There are also a great choice of sporting and social activities in the local area. With great public transport and local shopping.

Scoresby is situated not too far from Melbourne so it’s a good location for those working in the city, but with a number of industrial estates in the area – many of which are home to major national and international companies such as Nintendo – it is also ideal for those looking to work locally. With two primary schools and a secondary college based in the area, Scoresby is also well suited to families. The town features an Aussie Rules football team, a roller skating rink and an entertainment precinct which is open twice a week and includes eateries, live music, computer swap meets and the buying and sale of various goods. Scoresby sits between Wantirna South, Glen Waverley, Wheelers Hill, Rowville and Knoxfield and properties in the locale fetch an average of $452,000.
