As of 12/1/15, the average listed price is $2.7 million. The neighborhood real estate prices have traditionally followed a North of Lake Street and a South of Lake Street pricing. North of Lake, which is filled with cul de sacs, tends to be more expensive but half a block over, to South of Lake Street, prices are a little lower. Most of the North of Lake Street homes seem to be in the $3+ million range. One friend, who was recently looking, could not find anything under $4 on the North of Lake St side.
