Increase in value in Meringandan West

Seems to be renewed interest and a increase in values in Meringandan West, any experts know if this is this due to the mines or another reason ?

The renewed interest is due to Meringandan West being an affordable alternative to Highfields where you will pay an additional 50-100k more for a comparable property.

if this is a double up - sorry i wrote something and pressed enter and i thought it went through but does not seem to be here. Thanks for your responce, but, why then is Meringandan (which is closer to Highfields) in general less expencive than Meringandan West ? There seems to be a lot of interest since the By pass was given the go ahead. My only concern is it looks a bit "tired" gardens not done, that sort of thing. Having said that we have bought in tired areas before and seen them turn around and make a good return on investment. Other concern is lack of shops and the like except that small shopping center at Highfields.
