I was wondering what I need specifically to secure a property in Perth? Any hints/advice for a first time renter would be greatly appreciated.

As a tenant you are responsible for the following:
- Maintain the property to be clean and tidy
- Basic household maintenance: replace smoke alarm batteries and light globes
- General garden maintenance: mowing, weeding and pruning
- Pool/spa maintenance if applicable
- Putting garbage bins out on collection day and removing waste
- Payment of utilities consumed
- Replacing lost keys
- Staining of carpets or breakages of household fixtures
- Prevent rodents by correct storage of food
- Damage to your own property
