Migrating to QLD

Hello,

I'm migrating from the US and looking to settle somewhere near Brisbane in July. What is the market looking like currently after the floods? My partner and I are looking for a 2 bedroom place around low to mid 300's. What are some good areas we should look into? It's just us 2 so amenities such as schools & parks aren't as high on the list as general safety and location are.

Are you certain you want to live near Brisbane or are you open to living outside of Brisbane? Have you considered looking at other areas such as Gympie which is North of Brisbane a couple of hours drive. If this area appeals to you I have a beautiful home for sale in a small village called Neerdie which is approx. 25 min east of Gympie and another 20 min to the coastal town of Tin Can Bay and a little further on to Rainbow Beach. Of course it all depends on what you are looking for as to the right location for you. Our home is listed on realestate.com.au and is the one with the round window in Heaviside st. Certainly worth considering the Sunshine Coast as there is plenty of new homes available at realistic prices. Downside is the commute to Brisbane if that is where you work. Upside is relaxed atmosphere, great beaches, and social life.

Before I can help you in detail, do you have a job lined up in a particular area or are you coming to Australia to retire?

Do you want a unit, villa, townhouse or house? How many bedrooms, bathrooms do you require?

From the centre of Brisbane, you can head north, south or west. You can reach the southern end of the Sunshine Coast within an hours drive, south you can reach parts of the Gold Coast and west you can reach parts of Ipswich.

In areas like Upper Coomera, Mango Hill or Redbank Plains, you will be able to buy a semi modern single storey brick and tile dwelling with 4 bedrooms, 2 bathrooms and a double lock up garage for the mid $300,000's.

Hi again

I forgot to mention to you, that whilst the floods where very bad, the floods only affected certain areas. South East Queensland has a large number of rivers, canals and waterways, which in most cases can handle our wet season. This year, Queensland had more then its fair share of rain.

When buying a property in South East Queensland, you can obtain a flood search through the local council. This will advise you if the property lies within a flood area.

A great handy are in your price range IS Coorparoo. I believe that units are currently undervalued there.

Here are a few handy web sites that you can either sign up for monthly newsletters or obtain them directly from the companies web site. These newsletters are from major property valuation companies in Australia which you should find helpful.

The first couple are as mentioned are large valuation companies, the next two are leading source of property data in Australia, with the final site being a Government site where registered valuers can be found in specfic areas.

I am sure if you search the internet for the other major banks in Australia, they may provide a similar service.

I have been in the property industry, both commercial and residential for approximately 15 years, I have studied and lectured in Property Economics, with experience ranging from studio apartments to large residential sub-divisions that will be developed over approximately a 10 year period.

Low to mid 300's will place you 6-8k approx from the CBD. Profile being smaller block, older complex but in good condition, low body corp (strata fees), internal laundry, lock up garage, close to shops and transport (preferably train).
