The median (price of a house that falls in middle of total of houses sold) house price for Sept 2020 quarter for a 3 bed house is circa $780k. However a three bed house could range from early $600ks to well over $1m. Given the Melbourne median house price for the same period is circa $846k - you would have a strong case that Reservoir represents good value given its proximity to CBD & the local & neighbouring suburbs amenities.
