"A Suburb I Recommend Often and for Good Reason"

As a buyers agent who has helped countless clients in Melbournes south-east, I can confidently say that Bentleigh East is one of the most reliable and family-friendly suburbs in the area. Over the years, Ive guided clients here for its strong schools, low-density streets, and excellent lifestyle fundamentals - and many have never looked back.

OVERVIEW AND LOCATION
A blue-chip middle-ring suburb offering lifestyle, liveability and strong owner-occupier demand. Im a buyers agent who has spent many years helping clients purchase in Bentleigh East, and its a suburb I know intimately. Buyers are consistently drawn here for its family-friendly reputation, school zones and reliable long-term growth profile.

Bentleigh East sits approximately 13 kilometres south-east of the Melbourne CBD. It offers a more relaxed residential feel than nearby inner suburbs, while still being highly connected via road, rail and bus networks.

The buyer mix is predominantly owner occupiers, including young families, upsizers and established professionals. There is also solid interest from investors, particularly for townhouses and villas with low maintenance appeal.

When compared with Bentleigh, Carnegie and McKinnon, Bentleigh East often hits the sweet spot:
Better value than McKinnon
Larger block sizes than Carnegie
More consistent family appeal than Bentleigh West

LIFESTYLE AND AMENITIES
Everyday life in Bentleigh East revolves around convenience and community rather than nightlife. Centre Road (Bentleigh) and nearby McKinnon Village provide excellent caf, dining and shopping options, while Southland Shopping Centre is just minutes away for larger retail needs.

Local favourites include Tucker Road cafs, East Bentleighs strip along Centre Road East, and a strong mix of bakeries, takeaway options and casual dining spots that suit families and locals rather than tourists.

Gyms, Pilates studios and sporting clubs are plentiful, including Bentleigh East Bowling Club, local tennis clubs and football/netball clubs that form a big part of the suburbs social fabric.

Each pocket of Bentleigh East has its own feel:
McKinnon Secondary zone pockets are tightly held and highly competitive
East Bentleigh and Coatesville areas offer larger blocks and quieter streets
Tucker Road and North Road corridors are more accessible price-wise and popular with first-time buyers

TRADE-OFFS TO CONSIDER
Bentleigh East doesnt offer the caf density or nightlife of inner suburbs. For buyers wanting walk-out-the-door entertainment, it can feel quieter, particularly at night. However, this is often exactly what families and long-term owner occupiers are looking for.

Traffic congestion along North Road, Centre Road and East Boundary Road during peak school and commuter times is another common consideration. Blocks can vary significantly in size and orientation, so buyers need to be selective street by street.

TRANSPORT AND COMMUTE
Bentleigh East is well connected, though less rail-centric than some neighbouring suburbs. Bentleigh, McKinnon and Moorabbin stations (Frankston line) all service the suburb depending on location, offering direct CBD access in around 2530 minutes. Bus routes along North Road, Centre Road and East Boundary Road provide strong east-west connectivity.

Driving access is excellent, with Nepean Highway and EastLink both nearby. Peak-hour congestion does exist, particularly during school drop-off and pick-up times.

SAFETY AND COMMUNITY FEEL
Bentleigh East is widely regarded as a safe, family-oriented suburb. Based on both personal experience and consistent client feedback, it feels welcoming for families, downsizers and young couples. Streets are generally quiet, well-lit and active during the day, with strong neighbourhood pride.

The sense of safety is reinforced by high owner-occupier rates, local schools, parks and sporting clubs that keep the suburb active without feeling crowded.

PROPERTY PRICES AND GROWTH
Bentleigh East is firmly established as a long-term growth suburb rather than a speculative one.

Median house price: approximately $1,520,000$1,550,000 (houses in Bentleigh East remain firmly in the million plus bracket with solid recent sales figures).
Median unit price: around $780,000$943,500 (units and apartments have seen notable growth, with the typical median generally sitting just under the million dollar mark).

Townhouses and villas form an increasingly important part of the market, offering lower entry points while still benefiting from the suburbs fundamentals.

PROPERTY SUPPLY AND BUILDING QUALITY
Detached housing dominates Bentleigh East, with a growing number of townhouses replacing older homes on larger blocks.

Older brick homes from the 1950s - 1970s are common and often well built, while new townhouse developments vary in quality and design. Buyers need to be selective with newer builds, particularly around layout, orientation and private open space.

Apartments are less common than in nearby Carnegie or Bentleigh, which helps preserve the suburbs low-density feel.

RENTAL DEMAND AND YIELDS
Rental demand in Bentleigh East is consistently solid, driven by families, professionals and students linked to nearby schools and Monash University.

Yields are generally stronger for townhouses and villas than houses, though houses perform well for long-term investors focused on land value and capital growth rather than short-term yield.

Vacancy rates are typically low, particularly for well-located, low-maintenance properties.

DEMOGRAPHICS AND VIBE
Bentleigh East skews family-oriented, with a mix of established households, young families and downsizers.

The suburb has a calm, practical and community-focused feel. Many buyers move here for schools and stay long term, upgrading or downsizing within the suburb rather than leaving. It lacks inner-city buzz but makes up for it with stability, space and liveability.

SCHOOLS, CHILDCARE AND HEALTHCARE
School zoning is one of Bentleigh Easts biggest drawcards. Key local options include Bentleigh West Primary, Coatesville Primary and the highly sought-after McKinnon Secondary College zone. Private schools such as St Peters, St Kevins and Kilvington are also nearby.

Childcare centres are plentiful and generally easier to secure than inner-city suburbs. Healthcare access is strong, with local GPs, specialists and Monash Medical Centre not far away.

OPEN SPACE AND DAILY LIVING
Bentleigh East offers excellent access to open space. Parks such as Bailey Reserve, King George VI Memorial Reserve and Victory Park are well used and family friendly. Walking paths, playgrounds and sporting ovals support everyday outdoor living.

Supermarkets, strip shopping and larger centres like Southland make errands easy, and footpaths are generally pram-friendly across most streets.

FUTURE DEVELOPMENT
Most development is concentrated along main roads and activity corridors. This helps preserve the quieter residential pockets while allowing controlled townhouse development. Infrastructure investment and continued demand for family housing are likely to support long-term values.

LOCAL QUIRKS BUYERS ASK ABOUT
School zone boundary variations
Traffic around North and Centre Roads
Mixed quality of townhouse developments
Larger blocks attracting redevelopment activity
None are deal-breakers, but theyre important to understand before buying.

INVESTOR INSIGHTS
House yields typically sit in the low-to-mid 2 per cent range, while townhouses often perform better from a yield perspective. Bentleigh East appeals to investors seeking stability, long tenant retention and strong resale liquidity rather than rapid short-term gains.

BUYER ADVICE
For owner occupiers, Bentleigh East offers a lifestyle built around space, schools and long-term security.

Key decisions usually come down to:
School zoning priorities
Budget versus land size
Preference for house versus townhouse
Commute needs
Property options range broadly, making it accessible for a wide range of buyers.

FINAL ASSESSMENT
Bentleigh East remains one of Melbournes most reliable and family-focused suburbs. While it lacks nightlife and inner-city energy, its strengths lie in schooling, space, community and long-term fundamentals. For many buyers, those benefits comfortably outweigh the trade-offs.

Great for: families, upsizers, long-term owner occupiers and investors seeking consistency over hype.

"The suburb with everything"

This suburb is not only continuously improving, it is now a sought after area. The days of finding a bargain are gone, it has turned into a prestige postcode. Beautiful older houses, and the new townhouses that are being built are of high quality with finishes will above the standard. Plenty of great schools, restaurants, cafes and parks.

"I still call East Bentleigh Home"

I grew up in East Bentleigh and it was full of war veterans
Its was interesting to say the least
Now there are lots of professionals and young families
I revisited it earlier this year and things certainly have changed.

"Grows on you"

Initially, I was sceptic about Bentleigh East, and having lived in Carnegie for years, I found it quite lifeless at first. When I bought a house in Bentleigh East eventually, I began to like the suburb. I’m now very happy living here.

"A place out of radar"

This is a place completely out of radar for many people particularly young professionals or immigrants because it’s lack of USB in the over heated housing market which makes it very uniquely positioned for smart buyers.
Yes, there used to be some problems with night life like any outer suburbs but so many cafes and restaurants have popped out both in retail centres and in community parades. It now has a good balance of contemporary Australian and Asian food choices. Depending on where you live, you are generally 10 minutes from beach.
Yes, local bus is rubbish because it doesn’t take you to the local train stations fast enough but many Melbourne suburbs sufferer the same problem unless you live in the centre. Driving is generally stress free because there’re rarely traffic jams and parking spaces are abundant. Having said that, this might be its undoing because most attractive places are difficult to drive/park instead well served by public transport.
I generally avoid Westfield because don’t like shopping in a mega building complex but a lot people regard this a nearby attraction.
If you are a sporty person this’s heaven because Bentleigh East is oversupplied with state of the art sports fields, reserves and recreational facilities. The only thing missing is a good large Botanical garden.
The place is slowly transformed by developers turning large plots into new town houses, locals renovating and extending their homes. All in all it’s getting more attractive but it’s density & height is much lower than its surrounding areas like Carnegie, Moorabin or even Bentleigh. I see more interesting business moving in for the locals to enjoy.

"Undervalued but the secret is out"

This is an undervalued suburb that has gone boom in property values over the last few years. It's location location when you refer to Bentleigh East. Undervalued, under developed, under hyped.. the list can go on. There is value still here however it's harder to come by these days. The bad reviews below are simply rubbish. Such yield discrepancies noted are generic and exist all over the city of Melbourne. Schools, A grade .. roads, A grade .. public transport, A grade.. access to the beach, A grade.. access to Chadstone & Southland, A grade .. Don't waste time and get in, single storey units with 2 on the block are pushing the $1M mark.. jump in now where things have slowed because the next jump will push these over the $1M dollar mark. Houses and townhouses, well they're already over the $1M .. units will follow. Undervalued property still exists, just search. Family friendly neighbour hoods. From North road to Wingate Street.

"Nice, quiet, peaceful!"

I've lived in East Bentleigh for 23 years, and love it, no idea what the negative views are on about? It's quiet safe and pleasant, 5 minute drive from Chadstone shopping center, or 15 minutes from Southland, there are buses to either Oakleigh station, or Bentleigh, I can walk to Oakleigh from where I live. All I can say is if you don't like East Bentleigh, your hard to please!

"Lovely quiet south east suburb"

I think the reviews below might be from someone who was trying to buy at auction and wanted to trash the suburb to dissuade other buyers. I've been here for almost 6 years now and while I agreed that the suburb is not as nice as neighbouring Bentleigh, it's still a very pretty little suburb with access to great amenities in neighbouring Bentleigh and beaches in Brighton. For how close it is to the city, it really is worth the money.

Great for

  • Access to amenities
  • Close to Melbourne
  • Close to beaches

"Overpriced Overhyped Overdeveloped"

The poor cousin of Bentleigh is apparently going through gentrification. That said, it is still one of the most hard to access suburbs in Melbourne trapped between the extremely busy North Road, East Boundary Road, South Road and Warrigal Road. The only public transport there are buses that take you further away from the CBD and you are far and away from the nearest train station. Forget about night life or shopping, it's a long jammed up drive to Chadstone and Southland is well, pretty average. The suburb is also not very safe because there are some very dodgy spots and areas. You need to find that out yourself. And finally, you will need 2 cars to live in Bentleigh if you have kids.
Now, there are not heaps of duplex townhouses being developed by 'new builders' with barely 3 years of experience. Yes, these are builders who used to work for another company, and then set up their own small firm. They are trying to make a name for themselves and I have checked out every single one of their homes. Cosmetically beautifully. Structurally average but it's the stuff you don't see that worries you. They are demanding anywhere from $1m to $1.4m which is overpriced for a suburb with nothing going on and no serious public transport. But it at your own risk. Note, this isn't a Malvern East or Brighton East or Caulfield East or Hampton East. This is Bentleigh East. You need to bargain hard because if you don't, you will make a huge loss in your property.
Here are the financials. A new townhouse costing you 1.2m can only rent out at a maximum of 700 per week. You do the math. No friggin yield. Yup. Earning capacity of residents are way below price of properties. Don't say I did warn you.

Great for

  • House prices are increasing beyond the means of local residents

Not great for

  • No public transport
  • Inaccessible
  • No secondary schools

No public transport?
Even without a car you can get to wherever you want to go. East Bentleigh is well serviced by several bus routes. You can catch a bus to Chadstone, Southland, Bentleigh Station, Oakleigh Station, Murrumbeena Station and the list goes on depending on what part of the suburb you live in. You are NEVER far away from public transport. Best, family friendly suburb!

"Great position for families and ticks every box for convenience"

Close to everything you need and only 5-10 minutes to the beach. Great old style strip shopping yet still close to major shopping outlets. 15kms direct line to city so you are removed from urban chaos but close enough for a cab if you head out. Heaps of schools and recreational reserves etc.. Perfect for families and most neighbours in the area have kids. Very livable and many nice houses..

"Lovely quiet area for families to live"

A lovely quiet area for families to live happily among the tree lined streets.
There are some good schools in the area so you won’t need to travel far to drop the kids off and there is a good number of kindergartens and child care.
Southland shopping centre and Chadstone shopping centres aren’t too far away however there are plenty of good shops in the area as well as all the other necessary services.
If you want to get out for a meal there are a few places around, although if you’re looking for the nightlife this probably isn’t the spot for you. More suited to families looking for relaxed suburban lifestyles.

Agree, one of the main things I noticed when I moved into the area was the abundance of primary schools and child care!
Clearly a very (new)family-centric location.
