"Good value for money & the next Brunswick & Coburg"
After being priced out of Coburg & Fawkner and doing extensive research, I purchased my investment property in Campbellfield for the following reasons:
Pro's:
- Close to CBD. Only 16km's. 25-40 min drive depending on traffic.
- Very good rental return.
- Public transport is good. Lot's of bus line routes & close to the neighbouring Upfield's train station.
- Quality restaurant's & hospitality.
- Generous sized allotments.
- The bustling K-Mart & surrounding businesses are great. e.g Pizza & Grill Co, Gulmohar Indian Restuarant, Katik Turkish Takeaway, 24/7 Bakery, Coles, Aldi, a lot of food trucks of different cuisines and your typical fast food/supermarket chains. (McDonalds, Hungry Jacks, KFC, Red Rooster, Krispy Kremes, Aldi, Cole, Amart furniture, Officeworks, Godfrey's, The Dog racing Meadows, multiple drive-thru coffee businesses, hotels & motels.)
- Affordable median price.
- Most occupiers are families.
- Contrary to past reports, crime rates in the area have significantly dropped.
- Newly built childcare centres.
- Merri Creek Parkland is perfect for plenty of occasions. Exercising, family time and walking pets. There are also multiple tennis, soccer, footy, cricket and basketball fields for public use & access.
Con's:
- Only primary schools, no high schools in the area.
- Includes an industrial area, but so do my childhood & currently residing areas, Coburg & Brunswick where similar homes are fetching $1m+
- Undervalued (could be a pro) and conceived to be a rough/dangerous area. All areas have a rough past and have moved on as demographics change. Campbellfield included.
Overall, the pro's outweighed the con's in my opinion hence why I have purchased an investment property here. People are yet to remember that neighbouring suburbs such as Brunswick, Northcote, Coburg, Reservoir, Preston & Fawkner have all been very rough back in the days, along with Campbellfield, but have all done well in preserving the wonderful Melbourne vibes they all offer.
Fun fact: Campbellfield is home to Victoria's oldest Church.

There's almost nothing to like about this area of Melbourne. It's ugly.

"Great for location"
I lived in Campbellfield when I was a child and returned with family during my highschool years and I'm still here. Location wise, it's great.. as long as you drive. You're about 20-30 minutes from the city on a saturday night, but sometimes traffic is a pain in peak hour especially because it's the only way out down to places like reservoir or fawkner. Buses come every hour and some lines don't run on weekends, so public transport wasn't fun in my teenage years. Noise wise, it's a little loud on weekends.
My street is full of a lot of families, most are nice. Parking is okay, some people like to park on the wrong side of the street to which they drive, which is annoying. I feel safe here, but I wouldn't necessarily walk the streets at night and my area is extremely close to the industrial part of campbellfield. In saying that, it isn't a beautiful suburb but there are parks and recreational facilities available.
Coles/officeworks/Kmart are all only a five minute drive away, as are take away restaurants.
Would recommend for location and price (blocks of land are a decent size), plan to move soon.

"A great suburb for families with Sydney Rd. at your fingertips"
Not far from the city (15-16kms) and easy access to the ring road, Lots of halal restaurants nearby, mosque, islamic schools, shopping, great for families from all backgrounds. Many many shops on Sydney Rd. and blocks are quite large (We live on 740sq meter block) and house prices are not expensive.

Nice place, close to city, all facilities available, close to freeway, nice atmosphere, still affordable for aussie dream house with eveyrthign, love that place and area

"Everything is close to you"
This part of Campbellfield is great!!! No traffic quiet and friendly street that's got Kmart open 24 hours along with a whole lot of other local stores at your fingertips easy access to western ring rd takes me 15 minutes to the city.
