"Marvellous Malvern"

Malvern East has everything you could want - you can lead an active lifestyle in the morning, shop at neighbourhood boutiques in the afternoon, and eat at a top-notch restaurant in the evening. It’s close proximity to the CBD and friendly neighbourhood makes Malvern a top notch place to live.

"Spacious but.."

I lived here for 27 years and it’s a great neighbourhood feel. The schools nearby are good and the proximity to shops and services is fantastic but... you need transport by car or bus. Walking anywhere is far unless you live on the doorstep of the services nearby which make the roads constantly congested. Entering the house market here could provide its challenges for some.

"Family friendly suburb with great transport and green parks"

Malvern East is a well-located suburb in Melbourne's south-east approximately 10km from the central business district.
There are brilliant parks (such as Central Park, Hedgeley Dene and Gardiner's Creek Trail).
Public primary schools are highly regarded (such as Malvern Primary School - which is located in Malvern East address - and Lloyd Street) and also access to top private schools such as Korowa, Sacre Coeur, Caulfield Grammar, St Mary's (primary only) and De La Salle (nearby, in Malvern).
The vibe is a bit more "down to earth" than nearby Malvern, Armadale and Toorak.
Most streets are well-presented with a mix of traditional and new homes.
The Gascoigne Estate to the eastern extent is very much sought after for its heritage-listed Federation homes (most dating to the 1880s) on generous allotments.
There are good public transport links with train stations at Caulfield, Carnegie, Darling, Malvern East and Holmesglen servicing the area.
For shopping, Chadstone is the largest centre in the Southern Hemisphere. There is also a good mix at Koornang Road, Carnegie (just to the other side of Dandenong Road) - including Woolworths, Aldi, Coles, Spotlight and a variety of restaurants and small shops. In the other direction, Malvern Central and Glenferrie Road are within a short drive.
Malvern East is also very close to the "demographic centre" of Melbourne because there is greater population in the south-east than in the west.

"Peaceful and progressive"

Malvern East boasts a remarkable range of architecture from beautiful Edwardian, Victorian & Art Deco homes to sleek and stylish executive developments, fusing old world charm with the modern day contemporary movement. Gather in the lovely Central Park a popular spot for relaxation or recreation with family, friends, pets, fitness enthusiasts and local sporting clubs, these active grounds also welcomes a number of community & festive events throughout the year. Cute cafes and chic shops border Central Park, local conveniences and eateries thrive on Darling Road but most famously Malvern East is known for the largest shopping centre is the southern hemisphere – Chadstone Shopping Centre. A serene family-focused sanctuary hidden away from the pulsating city, locals are attracted by the peaceful Gardiners Creek community walking trails and bike paths which joins to and is an integral part of, the Greater Melbourne network of bike paths, Malvern Valley Public Golf Course and the unique linear Hedgeley Dene Gardens.

"Malvern East Rules!"

Moved here recently and am loving it. Cannot believe how convenient this suburb is to Bayside and also to Eastern suburbs. Chadstone shopping is a major attraction for me and the kids. Well worth every penny since I have great neighbours and the streets are mostly gentrified. Get in if you can because it is a great spot to live.

"Sensational"

Spot of gold. Pockets are rejuvenating. Chadstone is a dream just around the corner. Facilities and parks galore. Easy access to the East, beachside burbs and the CBD only 12 kms away. Hard to get in, even when you think property prices have dropped. Lots of semi-detached houses are being built. Original standard blocks of land split in half with contemporary semi-detached houses will be asking $1.5m to $2m. Full standard blocks of land with a new house or refurbed house will cost anything from $2m to $3m.

"Perfect Pocket"

Moved here 5 years ago. Was hesitant at first given the high barriers to entry. Ashburton and other Bayside locations were more appealing to us. The opportunity came to us when we least expected it and so we purchased a semi detached house. Since then, we have been living the dream in this sought after pocket. It is a strategically convenient location with good schools and leafy streets. The pocket just before Chadstone is extremely convenient and well priced to enter. The middle section of Malvern East is at least a touch or two more expensive. The section closest to Tooronga and Burke Rd is way too congested with traffic.

"On Demand Burb"

The future of property are those that are near mega shopping centres like Chadstone, Eastland, Southland (if they refurbish it well) and Westfield in Doncaster. This is mainly due to the fact that the young, family oriented and old, all want on-demand convenience. Our roads are getting choked more and more each day, so who wants to drive to the city to shop in you live in the burbs? Who wants to get caught in silly traffic jams and fighting for car spaces.

"Better than the Best"

People now and in the future will want to live new shopping complexes. Traffic conditions and finding a park is such a hassle now and will continue to be a hassle. If you look at Asia, America and Europe, suburbs with a top class shopping centre will always do well and will always be in demand, regardless of whether you are young, have a family and retiring. You want convenience. You want it now. Chadstone is a stone's throw away for all who live in Malvern East and guess what, I don't envy those who live in the Gascoigne Estate or near Central Park because I only live 15 mins walk to Chadstone. Don't get me wrong, I love parks and green spaces, but where I live now, I have a dog park, a kids park and an urban reserve all within 5 mins walk. Chadstone is just 15 mins walk in the other direction. Even if I drive there, I can find the best park and do all my shopping in one spot. I really cannot wait for the hotel to open up. This reminds me of when I was working in Singapore and Hong Kong and Kuala Lumpur and Japan. Living close to shopping centres is the dream! Also, now is the time to get in. Prices have stagnated across the market. Contemporary semi-detached dwellings with 3 or more bedrooms, on half a block are an affordable $1.85m with the old houses needing demolition / rebuild on a full block asking for $1.7m (you will need another $700k to build on a full block) so that brings the total price to about 2.5-ish after stamp duty and interests. Unless you have rich parents or plan to have lots of kids and pets, half a block is the way to go these days. Less chores, less cleaning, less maintenance and less gardening. Trust me.

"That's the way, I like it, Aha Aha!"

What a lovely suburb that is clean, green and unpretentious. It's close to Chadstone and LEGOLAND, apart from having heaps of parks and outdoor-ish places. Neat and hip collection of brunch cafes with your smashed avocadoes and just opposite the ever lovely Murrumbeena and Carnegie, where you find all sorts of Asian food. Yum. I live here and walk to Chadstone on a nice day or just take the dogs to a nearby doggy park. So much better that Canterbury and Camberwell up your nose snobbish burbs with a straight jacket feel to it. Oh yeah!

"Cowabunga!"

I like Malvern East. It's a well planned suburb that is kinda under the radar and not under the radar. Not many people know about it but those who do know about it usually love it. I for one never knew about this suburb after living in Melbourne for 25 years. Just discovered it about 10 years ago but did not really bother to find out more. Now that the wife and I moved here, well, we are really liking the lifestyle. I must say, it does beat living in Toorak, Canterbury and Brighton side of town, and I have lived in those areas.

"Jolly Good Spot"

It's a jolly good spot, lots of green and clean spaces, child friendly and dog friendly parks. People are friendly albeit they do keep to themselves safe a few nosey ones. I like the fact that it's one of the posh burbs that's just next to a landmark shopping centre. It's so convenient and it does drive the value of property up. I think in the future, more and more people will want to live near shopping centres just because they do not want to drive and find a park. I live several streets away from Chadstone and walk there with family and friends from time to time.

"Classy and Friendly"

Whilst the rest of Melbourne are caught up with Canterbury, Surry Hills, Camberwell, Toorak, Armadale, Malvern and South Yarra properties, Malvern East is a sleeping giant of a wonderful suburb. Sorry, Kew is not in the list up there but I really dislike Kew because I always feel an aura of bleakness that shrouds over Kew. I know the older generations have a love affair with Kew but accessibility to that part of town through dodgy North Richmond, Richmond or Fitzroy is also another buzz kill.
Back to Malvern East, what can I say. I am second generation living in the suburb and my parents used to live along Malvern Road / Waverly Road side of town. I enjoy the different fractions within Malvern East but most importantly, each fraction has its attraction. The common theme are parks everywhere and urban forests and reserves. Phoenix Park is great for kids (all parks are) and with the ever expanding Chadstone, my goodness, property prices just keep climbing.
Even if I had more money, I will just buy a bigger house or a nicer house in Malvern East. I cannot stand the inconvenience of shopping and the lack of cafes that are trendy and stylish and hipster-ish in the Eastern side of town. Plus seriously, that side of town is so bleak and gloomy. It's like everyone wears a straight jacket there and do the Riverdance for a living.

"Better than the rest...!"

Miles ahead of many other suburbs in terms of liveability. Mostly good people live here but there are spots near central park and the French estate where the rich uber class snobs live. I don't live in those parts and there's plenty of parts with wholesome down to earth people. It's never been cheap to get in to Malvern East and don't get bought into the median price to get in. You can get a run down renovate or detonate 2 bedroom solid brick house on a 600 block for 1.3m to 1.4m. It will cost you at least 500k to build a new one there. So you end up with a 1.8m property. If you plan to sell it, the market needs to be prepared to pay about 2.2m for it to be worth your risk / effort. Closer to Chadstone is where all the action is now. People these days want the convenience of walking there or even driving there in 2 mins. Why not? Everything you need under one roof and it's a 2 minute drive away! Asian investors will pay top dollar for this convenience.
Towards Malvern side is still not bad, just over-priced and you are not really getting much value at that side of town. And trust me, that side of town is also congested!

"Exceptional Has a New Name"

This is on of the few exceptional suburbs to live in. If you live here, own a home here or even rent here, then you have made one of the best choices in life. There are pockets which are extremely expensive and I actually dislike those areas because people tend to be very snobbish and it's a little 'cold' like certain parts of Toorak, Canterbury and Mont Albert. However, the other parts of Malvern East are exceptional, especially those closer to Chadstone side of town. People who live there are friendlier and down to earth and generally in better sharing and caring spirit. All in all, it's a great suburb whether you live within the multi-multi million dollar Gascoigne Estate / Central Park area or the other more down to earth parts. Entry level price tag is steep, having said that....

"Potentially better than Malvern proper"

1) Incredible access to city routes, including double freeway access (Princes Highway and M1), and the Glen Waverley train line (in contrast if you live in Malvern proper or South Yarra/Hawksburn, you have to take the not great Pakenham/Cranbourne lines)
2) Unlike Malvern proper, you are on the right side of town to access some incredible areas for food - the Greek sector of Oakleigh; multicultural Carnegie; Kingsway eatery mall Glen Waverley. That is on top of the Waverley Road eateries, Chadstone food courts, cafes. Yet still close to Glenferrie Rd eateries, Malvern too...
3) Unlike Malvern/Armadale, also on right end of town for the only 'Fitness First' chains available this end of town - Malvern Valley/Glen Waverley
4) Not only do you have Malvern side Gardiner Trail track/Urban Trail oasis, but on top of that you are close to the 'Oakleigh/Forest Hill end' of walking track all the way to Jells Park - a little secret. The greenery in this suburb is awesome.
It's starting to get more crowded already so get in now...
Buy if you can more towards the 'Central Park' end of Malvern East vis-a-vis very close to Warrigal Road/Chadstone shopping centre - however the whole area is very good..

Great for

  • Glen Waverley train line compared to Frankston/Pakenham line
  • On the right side of town to access Oakleigh and Carnegie food scene
  • Leafy and green
  • Friendly
  • Fantastic restaurants on Wavery rd

Not great for

  • To a certain extent towards Chadstone Shopping Town end, parking can get congested due to shoppers/lack of permit parking streets compared to Malvern proper
  • Maybe avoid the 'Malvern East' section just opposite Warrigal Rd if you can

"Character and Quality Living"

It's all about character and the quality of living here. Only 12kms from the CBD, Malvern East is like an open secret suburb that only the discerning buyers would go for. Other buyers go for used-by household names like Toorak, Armadale, Camberwell, Canterbury and Brighton...I would never lived in those snobbish aristrocatic burbs. "Old Timer Living Da Dream!"

I have been living here for over 20 years and will probably try to reincarnate and live my next life here. That's how good this pocket of Melbourne is. You do not have to trust me. You just have to drive around and see for yourself. There are pockets in Malvern East that will suit everyone. There are secluded and tree lined avenues, there are streets next to parks and Chadstone, there are laneways near shopping strips and trams, there are roads that conveniently connect you to the East, the Bayside and also all the way West if you are keen to venture down there. I am an old timer who lived here, raise a couple of good kids and paid off my mortgage. Just need to check myself in to Arcare one of these days if I can afford it :)

I relocated to this suburb with my family about 6 months ago. I like it very much because it's safe and quiet. I like the trees and the parks here. Some even have ponds and ducks and birds. I like the friends I made at school here. They are friendly and caring and I get to visit their houses. My parents also made some good friends here. I also like going to Chadstone. It's like the best shopping centre in town yayy! I hang out there with my friends. I heard they will be building a new sports centre next to Chadstone. That would be great for me as I can play sports there and then hang out with my friends at Chadstone. I hope I never move away from this suburb. I used to live in Toorak and it was the worse ever. "Friendly Suburb with Bright Future"

We moved here with the kids just 2 months ago. It is one of the most unspoken and convenient suburb with good looking houses all around. Facilities and amenities in this suburb is great for families, couples, pets and also the elderly. It has several streets with restaurants and cafes plus you get to UberEat all the eateries in Carnegie and neighbouring suburbs. It's so close to Chaddy where we are, just a 15 minute walk and yet, you don't feel the stress, pollution and congestion thanks to all the trees nearby. I have already fallen in love with this suburb and do not regret paying the high price to get into this suburb. It has a lot of growth potential because of all the facilities that is currently in plan for this suburb. I only wish they had a public secondary school here but hey, if you are rich enough to live here, you are rich enough to send your kids to private schools. It is what it is. "Better than Malvern"

It's east of Malvern and hence, it's better than Malvern. It's got heaps of parks for kids and pets and green patches. It's got a good collection of cafes and eateries and the food scene is always going through gentrification. More importantly, it's close to Carnegie where you can get 'global' food but it does not have the clutter and congestion of Carnegie. Whether you are on a super wide tree lined avenue or a narrower cement road, yes they still have cement roads there, people look after their homes. They like their green and trees and shrubs and at the end of the day, it's a great little suburb with friendly people. Some parts are more arrogant than others but hey, c'est la vie. You can live in Cranbourne and still have a snobbish neighbour.

"Pocket Full of Emerald!"

Love this burb. Moved here with the Mrs a year ago. Just keeps getting better. It's leafy, green, quiet and relaxing to live here. Lots of hidden reserves and urban forests. Caters to the needs of young to developing families and also retirees. To get into a typical 5 star aged care facility here will easily cost you $1m. This is one suburb to back on as the council is planning to build a mini sports complex to provide more services to residents with kids. Way to go! Ah, it's also minutes drive to Chadstone. How cool is that and also gives you access to all the major arterials such as Burke, Tooronga, Warrigal, M1 and Princes Highway of course, apart from Malvern Road and High Street. I disagree with the median price of $1.68m, most of the renovated 'houses' here on half a block i.e. 350m2 is already asking $1.85m to $2.5m, depending on which side of Malvern East you are getting into. An un-renovated 700m2 block will cost you $1.3m to $2.0m. Add another $1.2m to build a quality duplex there, you really want to sell at the $1.8m mark to make a quid. Just do the math and you'll know what I'm saying. And right you are, no one wants to build a cheap house in Malvern East. Everything is quality (based on what I've seen so far). One of my neighbours are building a brand new freestanding house. It will have 4 beds and 3 baths and so forth. Will probably sell for $2.3m.

I've lived in Malvern East for 2 years and am very pleased with the area. Public transport is great with Darling, East Malvern, Carnegie & Caulfield stations all nearby, as well a trams and buses.
There's access to plenty of shops and restaurants down Waverley Rd and Koornang Rd. Chadstone shopping centre is also nearby.
There are a few parks in the area which is great if you have kids or need to walk the dog.
Overall a great suburb.

"Some of Melbournes finests heritage houses"

I knew little of the suburb until recently. A visit to the Gascoigne Estate impressed with its retention of some of the finest heritage houses I have seen. Beautiful tree lined streets with an enclosing leaf canopy. They dont build houses like they use to. If you appreciate that sort of thing then you would enjoy a walk around this area. The original home of Royal Melbourne Golf Club. The original clubhouse still resides in Turner Street.

"Pretty little suburb with fantastic neighbours"

I just moved into Malvern East and it's my favourite suburb to live so far. It's lovely and green with a harmonious mix of older style homes which are great to marvel at on an evening walk. I love the excellent access to public transport and a range of fantastic restaurants on Waverly rd near Burke rd. All of the neighbours in our street are very friendly and helpful and make it a very pleasant place to live. With an IGA, a hardware store and everything else I need on Waverly rd, I rarely use my car after I get back from work.

I'll be staying in Malvern East for some time I think.

"Star of the Sth East"

After the novelty of having moved into Malvern East has worn off, it remains such a lovely place. The consistent quality of housing especially the period homes and well kept gardens reflect a truly house-proud and garden-conscious suburb.

Private but friendly, caring neighbours, add to the lustre. It is truly a great suburb to bring up a young family with wonderful, established parks and outdoor areas.

Commuting by car is well catered for and Malvern East is absolutely spoilt for choice in terms of public transport.

Shoppers are not forgotten with Chadstone Shopping Centre easily accessible.

Malvern East is my suburb. I wholeheartedly recommend it !

"Family friendly East Malvern gets the thumbs up"

This is the 3rd house we have lived in in East Malvern. This is the best suburb for children's schools, parks, transport, local sport and cafe's. I would never live anywhere else.

"A great suburb to live in a great area not far from the city"

Some lovely tree lined streets in a great location. It’s far enough out to be a real suburb but not so far that you need a packed lunch for the trip into the city.
A good blend of old and new houses in an area with a great vibe.
Chadstone shops aren’t too far away and there is a good selection of local shops that provide for the area.
Public transport is pretty good so the commute to the city is easy.
There is a good range of cafés and restaurants in the area for a nice meal out.
This area is nice and quiet and makes a great spot for families.
