Mount Waverley has always felt like one of those suburbs that just quietly does everything well.

Its not flashy or trendy, and you wont see huge hype around it like some up-and-coming areas but thats actually what I like most about it. Its steady, established and very liveable.

Every time I am in the area, the first thing I notice is how leafy and peaceful it feels. Wide streets, mature trees, well-kept homes and lots of families out walking or at the parks. It has that settled, long-term neighbourhood vibe rather than a transient feel.

The school zones are a big drawcard, especially Mount Waverley Secondary College, Huntingtower and the local primary schools. You can really feel how important education is to families here its one of the reasons demand in this suburb seems to stay strong year after year.

Transport is also easy. The train line, buses and quick access to the Monash and EastLink make commuting pretty straightforward, whether youre heading to the city or nearby employment hubs like Monash or Clayton.

Another thing I appreciate is the block sizes. Compared to newer estates where land keeps getting smaller, many homes here still sit on generous land. Theres a bit more breathing space, proper backyards and a nice sense of openness.

Its probably not the place for someone chasing bargain prices or high rental yields, but if youre looking for a safe, family-friendly suburb with long-term stability and good fundamentals, Mount Waverley is hard to fault. And there are a lot of amazing townhouses and units if you love compact space, which are extremely popular with young families and downsizers.

Overall, its one of those sleep well at night areas solid, convenient and consistently in demand. The kind of suburb people move into and stay for years.

Mount Waverley is an overpriced suburb with some good areas (far and few) and bad areas (near high transmission line area). The traffic is worse and you hardly get any parking at station. Mount Waverley school is struggling with enrolments and ranking.
No major shopping centres, just piggybacks on Chadstone and Glen which are also located in adjoining suburbs.

There are better options to buy.

Mount Waverley is a wonderful suburb to call home. Schools and childcare facilities, sports facilities, some restaurants, nice parks and open spaces, quick access to the CBD via trains or the Monash Freeway are some of the reasons I wouldn't live anywhere else. It is also very safe to live in here. A great suburb for most families.

Our family bought a house in 2009. Family is fond of the schools, parks and shopping. Kids attended MWSC and ended up with good grades. We made no compromise to maintain a good work life balance living here. Looking back, it was a good decision to move here.

Having personally been a residence in Mount Waverley. I have found that the area is close to shops, quality schools, and public transport including trains and buses. Easy access to the Freeway with 20-25 mins into the CBD. It also has several parks to walk your dogs. People living in here are very friendly.

Mount Waverley is 15 km southeast of the CBD & is home to some of Melbourne’s prestigious schools including Avila, Mount Waverley Secondary College & Mount Waverley Nth Primary. Along with the local train station & shops, the suburb also has a local park called Tally Ho that accommodates, tennis, footy & a playground. For a standard 3-bedroom house, you can expect to pay approx $480 per week.

We moved here in the midst of lockdowns from Perth. So far our experience of the place is great. Seems a very tidy suburb and is very accessible to everything even without a car. Feels like home already and we have only just settled in.

This is in addition to the comments of other people -> The good, ideal commercial/residential property ratio. The bad, if you're asian, there's plenty of old people here with the same mindset as Pauline Hanson. Sad, but true.
