"Boring"

The demographic of this suburb makes it feel almost like a giant retirement village. Lots of middle-aged women walking their dogs around and elderly couples jogging around the parklands, which is charming to see.

Unfortunately there’s hardly any shops or eats other than an early-closing IGA and a smattering of substandard trend-ish cafes. There isn’t a pub or even a McDonald’s here in Rosy! It’s very telling that many reviews here say the best aspect of Rosy is how easy it is to get out of it, thanks to that express train to the city! Some reviews here also over-state the greenery, there isn’t really much other than the parklands.

Other than the lack of shops and things to do, the suburb has a huge noise problem with constant emergency service sirens and police helicopters flying around every other night. And if you drive, be aware that Rosanna Rd is horribly congested during peak times.

If you’re after natural beauty, look a little further out in Eltham, Montmorency or Hurstbridge. If you’re after places to be and things to do, look in Heidelberg, Preston, Reservoir or Greensborough, all far better choices and all similar or cheaper to buy or rent in than Rosy.

The best part of Rosanna is near the train station and must be zoned to Viewbank Secondary College.
The rich Asians are coming for the area zoned for the School

"Family Paradise"

Plenty of parks, green open spaces, excellent schools, ammenities and lovely people.

We have lived here for a few years now (just discovered this website) and have watched Rosanna continue to evolve into a gem of an area.

Close to other beautiful suburbs such as Ivanhoe and Macleod.

"Rapidly Gentrifying, Green and Safe"

It's such a nice suburb, the parklands are beautiful to walk around during the early morning - everyone is so pleasant and welcoming.

Ammenities are really good and it feels like every week a new business is opening.

Has an express line to the city, close to Ivanhoe and Heidelberg.

Just a really pretty, safe and clean suburb. We love it and so does my dog Tex!

"Walk through this suburb at sunset - beautiful"

We recently purchased here during the lockdown, what sold us was the parklands, streetscapes and growing ammenities. Hoping to stay for a while as we're zoned for good schools - house prices seem to be trending upward quite dramatically here which is the only downside. Understandable though as it's a safe, quite suburb close to Ivanhoe, Heidelberg and 5 Stops (express) to the city.

"Leafy Rosanna"

Great schools, very green and safe suburb. Love that the train station runs express to the city (5 stops). Enjoy living here and the community feel - much nicer demographic around here too.

"Beautiful Area - Good People"

Great community and beautiful area. People here are nice, friendly and care about Banyule. House Prices are getting a bit steep though, i can see the appeal with all the greenery, good schools, ammenities, proximity to Ivanhoe, Heidelberg and NE Link.

"Green, Safe and full of Ammenities"

Lived here for a few years and have watched the suburb change. Seems to be gentrifying a bit as those looking in neighbouring Ivanhoe and Heidelberg get priced out. It's a great little suburb (tiny) with some great schools, beautiful parklands and wonderful people. In my opinion best streets are Stokes, Pyalong & St Andrews due to views of the Parklands at the end of the street - they're also zoned for the better schools. South of Lower Plenty Road is also really nice and well zoned. Prices seem to be going up here, North East Link will benefit those on the East Side. With block sizes rather big and expensive there isn't much subdivision and it retains a high level of Owner Occupiers.

"Great spot"

I’m a junior doctor at the Austin. Recently purchased in this suburb for the greenery, proximity to work and the abundance of amenities. It’s also very close to Ivanhoe (my local swimming pool). People are very polite, it’s very safe and the schools are some of the best in Melbourne. Only 12km from the CBD (not that it matters much more).

"The streets & gardens around here are stunning"

Recently moved to this suburb, it's so pretty to walk around. People really care about their homes and gardens with views of parklands a plenty.

Hard to believe this is a mere 12km from the CBD (if that matters anymore).

Close to Ivanhoe, Eaglemont and other leafy million dollar plus suburbs.

Also has top rated government schools with Golf Links Primary, Banyule & Viewbank.

New NE Link infrastructure will massively benefit those around the Golf Links Estate, Rosanna Parklands and Neighbouring Streets.

Personally, I think this is a suburb that still flies under the radar - the homes, ammenities, new infrastructure, schools etc...could easily see this suburb surpass its current $1.3m House and $900k Unit / Townhouse asking price.

"Really nice suburb, something for everyone and close to the CBD and other great areas."

I feel like Rosanna is sort of a hidden gem. Blink and you’ll drive right through it and be in Ivanhoe or Heidelberg, it’s a very small suburb but packs a punch!

It’s seen significant investment over the last few years with a new train station, investment into the village and upgrades to roads. Soon the NE link will begin and expect home values to rocket! Ivanhoe and Heidelberg are a 5min drive away, Train Station runs express and Rosanna is one of the Express Stops.

As others have stated, parklands are stunning for a city park - they call it the Rosanna Tan and it attracts families and runners daily.

It’s an incredibly safe and friendly area. Most people are professionals, families or older Aussies. Gives it a strong community feel. The village area has quite a few cafes and shops - a woolies will be going in next year.

Overall it’s a great suburb that’s close to the CBD and a short drive to other great suburbs such as Ivanhoe, Thornbury etc. It’s well connected and only going to get better once the NE Link goes in.

Hi Thomas, not too sure about Banyule Road as we're closer to the parklands near the station so don't venture that way much.
Banyule Primary is a very good primary school and that road feeds out onto Rosanna Road so it might get busy for school drop offs etc. Rosanna Road is a very busy road, North East Link should fix that.

"Green. Amenities. Professionals. Safe. Close to CBD."

As someone else mentioned, in an ever changing world being close to nature (and civilisation) will become high sort after.

Rosanna is only 12km from the city, NE link will make it even easier to get to the CBD by car. It’s a suburb close to Ivanhoe and Heildeberg which are a little more livelier but it has its own cafe and restaurant scene that’s growing (thanks to recent improvements to the Village). Schools are plenty, zoned for Viewbank College in parts. It’s also a short drive to Doncaster Westfield or Northland - very easy to stay in this area.

Probably the best thing about this area is the Rosanna Parklands, 2km loop of lush, well maintained parklands located right next to the Train Station that runs express.

"Perfect suburb for a lockdown."

Given the current lockdown, Rosanna is a suburb that has everything. With Heidelberg a short walk and Ivanhoe close by.

Beautiful Parklands, lots of professionals and it’s an incredibly safe area. Some of the best schools are located with this zone. Also, the village has undergone a massive redevelopment which will only further highlight this suburb as a popular place to live. The upcoming North East Link will see values increase.

"Train Station, Amenities, Beautiful Parklands and lovely people"

We used to rent in Ivanhoe - boy would we have loved to have been able to purchase there.

Rosanna is just 5mins (literally) down the road and offers a very similar lifestyle; just a bit smaller and cheaper.

Parklands make this suburb a real treat, plenty of cafes, shops and a new Woolworths soon to be built. Burgundy Street is within walking distance (20minute stroll).

The council is throwing A LOT of money at this suburb.

Lots to do and see in this suburb. Very nice area, very pleasant people. We have lived him for a long time and enjoy the improving area very much.

"Perfect Suburb"

Green, Safe, Family Friendly with excellent amenities and new infrastructure.

It’s already quite expensive but still affordable, plenty of room for properties to grow in value based on the amenity and infrastructure improvements.

I agree with most people on here, Rosanna is a suburb that will gentrify quickly. It’s already fairly expensive and justifiable so - with great parks, schools and public transport it has everything. Then investment into the village area is great to see. Also seems to me a good mix of families and young professionals.

"Lush Green Suburb, Close to the CBD"

We rented in Ivanhoe, a suburb we would’ve loved to have purchased in but with house prices at record highs it wasn’t possible.

We ended up buying in Rosanna, 5mins down the road from Ivanhoe. It’s such a beautiful suburb with pristine parks, lovely people and a concentrated hub of shops and amenities.

Train Station is immaculate and there’s more infrastructure going into the area (Woolworths, Library update and NE Link).

"Unknown gem close to the CBD."

We’ve lived here for 5 years, in that time we’ve seen so much money going into the suburb to improve the shops, roads and train station. The people in this area are very nice and there’s a lot of owner occupiers - this creates more of a positive neighbourhood.

We have beautiful parklands at the end of the street, plenty of cafes, shops and amenities. Oh and a new train station that runs express to the CBD.

They’re currently working on the NE link which will increase house values in the area when it’s complete. Part of the suburb is zoned for Viewbank College too.

All that and only 12km from the CBD.

"Beautiful suburb only 12km from the CBD"

I lived in Rosanna for a while and have watched it transform over recent years, it’s only going to get better.

The suburb has beautiful parklands, great schools, great amenities with a revamped shopping area and an updated train station.

This is such a nice suburb with so much going for it and only 12km from the CBD.

"Lovely, as long as you avoid Rosanna Road"

Lived here for 5 years. Beautiful houses, gardens, friendly people, nice parks surrounding, and trains take 22 - 25 mins to the cbd). Also on Hurstbridge train line, which is filled with calm professionals and sane people at all hours (the opposite of the Mernda line).

A bit hilly if you’re walking. Nice cafe’s in little pockets of shops all around.
Rosanna road is a death trap and if you’re going to take the train to work, you should live on the same side, crossing the road everyday was terrifying- don’t stand too close to the crossing, learnt that by watching a truck take on the lights and pole right above me - common occurrence here. Trucks drivers don’t stop when they hit objects. Ever. Even if they’ve taken down the power lines and are dragging them down the street.
Apart from that there’s just one guy who walks his 7 dogs at once in the Rosanna cricket club ovals - avoid him.

Fantastic new train station has only made this suburb better. Houses are expensive, but that's what you get when there is a lot of demand from growing families. Banyule primary and viewbank college are excellent government schools.

"Green, peaceful suburb not far from the city"

Rosanna is a very green, peaceful suburb.. connected very well to the city. The newly built Rosanna station is pretty cool and now that the line between Heidelberg and Rosanna is doubled, the service also has improved.

The suburb has a community feel where neighbours take a moment out to say Hello to each other and are happy to help if needed. Rosanna village has ample shops and cafes to serve your daily needs. If you want to shop more, you can head to Northland (~5km) or Warringal shopping centre (~3km). Northland and surrounds have almost every shop you can think of.

As per RACV's latest data - the crime has gone even further down and the suburb/pincode 3084 is in "green" (safest) category.

The only cons I can think of are that there's no Nightlife (I'm personally happy with that) and the Rosanna Road traffic can be slow at times (the NE link is approved and work will begin soon, but some time still before it gets done).

"Not good"

Far from CBD
In fact, far from everywhere! need to drive fair way to get to anywhere,
Public transport are ok during the day but becoming a joke after 6pm
**Too close to high crime area such as Heidelberg West, in fact you get weirdos and creeps hang around the suburban from Heidelberg West often
and this is a major turn off.
Also too expensive for little reasons, expensive to buy and rent for little reasons
Not far from shopping centres such as Northland, and many major shopping districts like Heidelberg, Preston, Northcote, but you'll find most shops and restaurants opening hours are very short

"rosanna the hidden gem"

- we had never lived in or around this suburb.
- having lived on the eastern strip we were used to cleanliness, greenery, easy access to city, schools, shopping centres - eastland,doncaster, chadstone,costco, eastern freeway,awesome train access and local eateries.
- we wanted to buy in the area but could not compete against other cashed up buyers so bought in this suburb.
- it feels like hitting a jackpot - this suburb has easy access to all the eastern goodies plus more.

Yes well Box Hill station is less than 10 mins from my home in Doncaster by BUS and Collingwood is only 11 mins away off peak by car and I have a Smartbus 30 seconds away and another city direct bus 1 minute away and the main PT interchange at Westfield only 5 mins walk away. I am laughing. Not to mention the fantastic shopping so close to home. With an Apple Store!!

"Lovely walkable neighbourhood"

My husband and I rented in this suburb after living in North Melbourne, Brunswick and Brunswick West in our twenties. We were not too convinced that buying in those areas would be a good long term decision because of a lack of school options. Being city workers we also wanted to have easy access to open spaces to explore of an evening and on the weekends.

Within months of moving into our rental we had decided we wanted to buy in the area. It has good rail access to the city (where we both work), great amenities (Rosanna Village with its lovely cafes including Miss Marie's, Yarra Plenty Library opposite the Train Station, the Austin nearby and an abundance of breathtaking parklands). We can easily access Northland/ Chadstone Shopping Centres, Heidelberg/ Ivanhoe strip shops, LaTrobe Uni, RMIT (Bundoora), the Northern Ring Road and East Link.

We are within walking distance of great state Primary Schools (including Heidelberg PS, Banyule PS, Rosanna Primary and Golf Links Primary) and the well regarded Viewbank College.

We have friendly neighbours who always take the time to have a chat with us and our kids. There is a good sense of community.

One negative is the state of Rosanna Road which has become very congested following the construction of the Eastlink. Interestingly the RACV has time and again suggested that the "Missing Link" (joining the Eastern Freeway to the Northern Ring Road) should take priority as an infrastructure project in order to increase efficiencies for the State. Unfortunately, despite the expert advice from this peak body it doesn't appear that this project is "sexy" enough for our state or federal politicians as it continues to be ignored.

Friendly locals, nice tree line streets and parklands and all within easy distance of the city. It is also surrounded by other more expensive suburbs like Ivanhoe, Hiedelberg and Eaglemont making it rather affordable in comparison.

to all visitors to this page - please note that I discovered that there is a heated online disagreement between SammyG and others regarding the merits of Doncaster on another part of this website. I thought you should be aware of this so that you can read their comments with the knowledge that john andon is clearly unhappy that his suburb was not looked upon favourably by SammyG. I know, petty, but I think it best people are made aware of this.

Oh and East Doncaster Secondary College outranked Mt. Waverley last year. Maybe SammyG needs to pull his head in because Doncaster is a very m]small suburb with only one secondary school while Mt Waverley/Glen Waverley are double the size respectively and contain several each.
However, Doncaster is very close to Balwyn/Canterbury etc which have several elite colleges. The catchment for Doncaster Secondary extends into Templestowe due to the small size of Doncaster so basing results from one school on how good any given suburb is, is just insane. Anyone can pick things out to inflate for their advantage and focus only on the negative which SammyG has done.
Oh and I grew up in my teen years in Doncaster and my high school was not even in Doncaster due to being closer to one in a neigbouring suburb!

"A nice friendly place with Everything at your doorstep"

Rosanna has everything. The Shopping Options are great. Lots of fantastic schools with great education. Nice Library and shopping strip and De Winton Park. The Golf Links Estate is nice and the parklands are great for walking at and with your dog. Great for families with kids, sinngles and retirees

"Rosy Rosanna"

Great facilities for children. Still hanging out with the Mum's group the Maternal Health Centre assigned us to 3 years ago! Could use a bit of smartening up of the main street and shops - seriously, 9 hairdressers is a little over the top. Would love to see some modern retail stores.

"Greville Rd"

Great place to bring kids up, very comfortable suburb with really nice friendly people. Lots of parks and plenty of shops and cafes in either Burgundy St or Rosanna Shops.
