"Great family suburb"
This is a fantastic suburb and offers many things for young and old. With your pick of many shops, schools and so many parks it will not disappoint. There is the Champion Lakes Regatta and Armadale Aquatic Centre for the fitness enthusiasts, there are many beautiful pockets and lots of peaceful cul-de-sacs for the quiet enjoyment of your home. I have quite a few tenants requesting properties in this area and its not hard to see why.

"Seville Grove - WA Armadale has changed"
As a young family with 2 young boys; 2 years and 5 years, we have been happily living here since over 6 years in one of the most peaceful and beautiful cul-de-sac lanes in Seville Grove! This suburb has changed and evolved beautifully. Gorgeous streetscape with luscious green lawns down our lane. Friendly neighbours, in fact we sometimes enjoy our own little weekend street bbq with every house down our Close! Kids happily playing in each other yards, sharing toys and bringing on smiles daily, we all look after each other. Convivence for shopping: We have a variety of shops/malls to choose from: Champion lakes, to Kelmscott, to Armadale or Haynes! Two train stations to choose public transport, we are just 20 mins from airport and 35 mins to Perth city CBD.
Lots of events all around our beautiful leafy hills just 8 to 12 mins ride ; wineries, eateries, lakes, hills and dams! This is our WA: 'Sound of Music' for real! Armadale Seville Grove has evolved for the better and here to stay for good!! What a fantastic place to stay for all families, young and old. Definitively a bust to boom success story! No wonder the Government spending huge $$$ bling's our way too..., from 22 million dollar Armadale road upgrades to 26 million on our state of the art Aquatic Pool centre, to 4 millions in our library and community dining halls, not to forget the various booming projects across neighbouring Business Tech Parks!

The shops are great and there's so much variety nearby. Easy access to Perth CBD by train. It's so quiet and peaceful here. We love it.

"No longer what it used to be."
Used to be a lovely suburb to live in. Safe, everyone knew each other and was well-kept. Ever since social housing has introduced unpleasant individuals, families, drug dealers and rowdy natives the suburb has suffered multiple break-ins per night, and it's no longer safe to walk the streets past sunset. Police have also basically abandoned around half of our calls, and we only get patrols every few nights. You can still wait hours for local police to arrive despite the station being 1 suburb away. Sadly we know the people that are to blame yet no action is being taken despite multiple reports.
The neighbourhood community that does band together makes it bearable, and we often find ourselves tracking down the misfits ourselves. It'd be nice for the housing department to remove the social housing and police to up their act so we can be safe again.
Really.is this recent comment
Its truethe housing commission started putting undesirables here causing major havoc. The same goes with suburbs like Daniella and Ellenbrook.
Is this still the case with this area.?

Hi I'm a resident.
We've been living in Seville Grove since 2009, and I was very careful to make sure that we got a quiet cul-de-sac with good neighbours as we didn't want another home with cars speeding by like our last home in Gosnells ( please take note: that Gosnells also has some really choice spots that compare with our new location).
There's not a lot of cul-de-sacs in the new areas of Seville Grove, but the older area has lots, However, there are not many homes for sale in these spots as many people don't want to part with after getting such a choice location.
We got really good neighbours and have no burnouts on the road from any of our neighbours.
Very, very rare, a stray vehicle may drive to the end of the cul-de-sac and do a little wheel spin probably because they realise that they have driven into a no through road and got ticked off having to turn around.
Overall, we got a really top spot, quiet and peaceful.
Apart from the housing shortage, homes that are for sale go instantly, most don't get a sign up for more than a week before an under offer sign goes on rarely 2 weeks.
I hope this helps any doubters about this area.
Happy Home hunting.
