"Country life 10 mins from the beach"

Tallebudgera has been home for over 20 years now so I confess to being biased; Tally (not to be confused with Tallai) used to be home to the tradie and owner builder out Trees Road but recent years there has been several farms subdivided and beautiful big homes built with many now changing hands over $1M frequently so see lots more Volvos, Audis, Ferraris and Maseratis going by. Most properties are an acre or more in size, further out you'll get bigger 5 acre/horse properties, town water for most but your own sewage treatment plant (which is actually cheaper than GCCC sewage charges these days). There are still the older smaller properties and the horse properties with a fenced paddock and a horse munching happily. Its a big valley but driving out Trees Road or Tallebudgera Creek Road (about 18km to the end) and you'll see a whole cross section of Tally living, families, retirees, upwardly mobile and the horse lovers. Luxury properties and some not so flash.

Yes you will need a car to go anywhere, public transport is none existent except for the school bus services. But its just a 10 min drive to Stocklands Burleigh which is a great centre with Big W, Woolies and Aldi plus all the other retail offerings. Burleigh Heads is one of the best surf beaches and there are oodles of restaurants and cafes there, or head south to Elanora.

West Burleigh at the entrance to the valley has suddenly got trendy with Parlour cafe opening recently plus Woodbox for organic, a Japanese restaurant and two other cafes. And I counted 3 yoga studios last week, what is happening to Tally?

Schools, well St Andrews Lutheran College goes from Prep to Y12 and has a great student cohort, amazing teachers and beautiful grounds. But the public Tallebudgera State School Primary is also excellent and there is also the cutest Ingleside primary school further out the valley. Two child care centres, one near St Andrews and one near Tally State School. Man on the Bike shops has a great cafe, bottleo and fish and chip shop plus a convenience store, hairdresser and vet, covers the essentials to save a drive into Burleigh.

Traffic in the valley has two speeds, rush hour with work/school traffic, and the rest of the time you've got the roads to yourself and its so peaceful. At night we never hear anything unless there's a late night neighbour returning home or heading off early in the dark. You'll get the Saturday morning roar of the bike riders heading out for a ride and if you are walking early you'll see the peleton coming by in their lycra.

Wildlife, well we have wallabies munching on our back lawn much of the year, hear koalas sometimes and have a family of waterdragons who live in our bush backyard, we don't fence or keep cats/dogs so we can enjoy the wildlife and love feeding the lorikeets. We also see king parrots, galahs and rosellas in the trees or enjoying our bird bath. Usually see a snake about once a year, sometimes squished on the road but never a problem to us. Leave them alone and they'll leave you alone.

If you like gardening, then take your pick, there are numerous properties with beautiful green lawns, trees, gardens. Or if you don't then find one of the ones with bush behind where you just mow around your home and leave the rest a la natural. Put in a vege garden (fence out the hares though), plant some fruit trees, a passionfruit vine, avocado tree and a chook run, who needs to shop organic when you can grow it.

Property values seem to be firming up again, several properties in Kalmina (those flash newish ones) have sold in less than a week recently. And there is a new subdivision happening near the state school which looks like Residential A. Expect to start at $600K upwards for a 4 bedroom, 2LUG in good condition. But there is a whole range of homes and prices, no cookie cutter streets of sameness so you need to do your research and look around.

Pros: green country lifestyle, peaceful most of the time and neighbours let you do your own thing but give you a wave or a hand if you ask. You'll never hear your neighbour flush his loo like you get in suburbia.
Cons: you'll need to buy a ride-on mower and do a bit more yard work but then you don't need that gym membership either

Great for

  • Clean air, friendly neighbours
  • Green living, vege garden and chooks if you want
  • Feel the tranquility

Not great for

  • Car is essential
  • Need a rideon mower
