why is tara cheap? please the good and the bad

Depending on how limited your budget is there is affordable places to buy or rent. Houses which are 3 bedroom and in good condition are selling around 125,000 to 150,000 in Tara. There are houses on thirty acres which are selling for around the $150,000 dollar mark. There are cheap blocks with nothing on them but trees and a dam for around $30,0000. The soil changes with the landscape, as everywhere, which can go from good to light soils. Vegetables would grow depending on soil type, but in most places would need build up of mulch and manure.
I have owned a block there for 15 years, I wanted a piece of land that was affordable that still had the basics. I love it and will keep it, there are many options to grow veggies these days, outdoors would still be fine, the ground is pretty loamy so compost would be needed, or if yoiu lived there permanently you could look at aquaculture. Like anywhere hot in summer and cold in winter, its is really nice, the gas wells have been installed and they do not use a chemical in the process of fracking so I do not see an issue.
If you follow property sales currently in Tara you may ask yourself why are there so many properties considering such a small population. The more I look the less I find. Yet land is being sold at a rapid rate with no services. Zombie apocalypse. Good for the few Real Estate Agents there but seems everyone is cashing in and getting out.
Tara is a friendly beautiful area with natural wonders and has other nice t towns that surround with good things to see.Land is not so cheap anymore as is being bought up fast and becoming scarce.Has great fishing or catching yabbies in the lake in town or in rivers around and facilities for campers such as free hot showers and places to park your caravan or camper in a setting around the lagoon.Just a walk to the bakery for a morning coffee and a feed.Wildlife is abundant and you'll be amazed. People are moving to Tara each week. New faces and families. CSG is atm mainly for domestic use only. CSG is good bad and ugly and I have seen the good and the bad, but Tara is a beautiful place to live and we love where we live. A great place to invest if you want to get ahead with many business owners nearing retirement age. Houses remain cheap but due dig is needed as anywhere and would avoid areas close to known CSG areas. CSG remains at least 20kms away in all directions and there is no traffic jams and people in your face all the time. Have a great day. Check out Tara News facebook page for some scenery photos.
20klm you say, I'm looking at goranba Ln, it's 21.33klm, so I presume they would have that area open for exploration, has the csg gone to the eastern side of tara?, ps, I worked on the new water treatment plant at Surat but didn't realise the csg was that close to tara, that was about 7 years ago roughly. I'm looking at buying out there, no reception and power is a worry for some, im looking at off grid which is no problem but reception would be nice though
