How often does the northern end of Tenth Ave flood, and how seriously?

I have been looking at houses at the northern end of Tenth Avenue and am interested to know how it fares in the wet. With the creek so close behind houses, how often does it flood and how severely? Living at the other end of town at present, I'm a little detached from affairs in Railway Estate!

I have lived in Twelfth Avenue just for 15 months and we have experienced minor flooding across the road during very high tides a handful of times. The water usually subsides within the hour though.
