Just nothing down there Houses and traffic is nightmare to Melbourne

Actually I am one of the engineers who worked on developing lyndhurst and these land has long way to go for the price they asking for to match the real price

I have been living in Noble park since 2007 and my house gained 80,000 in equity..
I am 26 km 30 minutes from the CBD and 25 by freeway.
Its not the best suburb in Melbourne like Toorak or Kew etc. because of what happen in the past but its good enough for the price you pay and what you gain is amazing.

I am so happy that there is people like you that think of Nobel park as bad area because it gave me a chance to buy a bargain.

Good luck with Lyndhurst stick with it 20 years and you will be alright.

Just posted this on the other thread, thought I would also post it here, when you say you worked on developing Lyndhurst, which estate and how long ago?, anyway here are my comments from another thread.:


Sorry mate, but we have just sold our house there and have moved to one of the new houses on Marriot Water (still in Lyndhurst), bought the original house in 2005 and just sold for $280k profit.
Maybe you would like to come and do the drive to work with me one morning. I admit 12 months ago it was a very different story and it would take 1hr 15min up to 1hr 30min to King Street. Went up to the office on Saturday (the other end of King Street) and it took 35 mins from pulling out of my drive and arriving in our underground car park. Have you travelled down the M1 since the road works have finished?

I do use M1 Everyday and I am not surprised it took you 35 min because Saturday is a public holiday..lol

Also wait till you are in real traffic at 8:30 am or 5 pm then judge after all Schools and Tafes and Uni are back..Not everyone is back yet.

Also as a matter of fact I have a friend he is independent evaluator and he said he has never heard of house made 280,000 profit yet in lyndhurst form his reports Because it will make it one of the most desirable suburb in the south east but actually its not...yet

If you done it well done mate but I really doubt it that every house in Lyndhurst will make profit of 280,000 like yours.

Although its not worth buying there...you can go and but in lakeside Pakenham same size land and half the price and even better planning.
Don’t tell me that because Lyndhurst is 15km closer to the city it double the price from lakeside Pakenham. .

You say land and property is at a premium in Lyndhurst, well surely that shows how many people are wanting to live there. If this wasn't the case it would be cheaper. A lot of the high end properties are now around $600k. Maybe your valuer needs to revisit the area. We paid $300k for ours and sold it for $580k, yes I agree it was a shock to us, but the properties around us are also selling with such a huge return, another house has just sold at $568k, he made a profit of $168k in 12 months.

Anyway mate, I am not getting in to an argument, each to their own and all that, enjoy your life in Noble Park and I will here in Lyndhurst. Have a great day.

I respect that everyone has a right to comment, but as a resident I strongly disagree with what you say about Lyndhurst, as a resident I find it has a lot to offer, the neighbors are great, when we are out walking around the beautiful recreational areas people are very friendly we feel safe the child care centre we use is wonderful and our child loves to go there. I am confident that it would be almost impossible to rate the things you have rated by just paying a visit to the area like Neighborly Spirit, internet access, Cost of living, Pay TV just to mention a few. In the same vain as AThompson I also have made excellent gain on my property my land alone has gone up $110K since 2008 let alone the total value of the home we have built, regardless of where you choose to lay your hat, Melbourne property has been good to us all !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Ellendale Road

"I live there since 2007 and I have never regret this descision "Wonderful""

Great Neighbourhood .. quite and safe for kids.
Tennis courts and footy ground is one of the attaraction in Ellendale Road
KFC is very handy on the corner
Waverly Garden shopping is 5 minutes driving
Eastlink is only 1 min driving ...

Value of my property increased $60,000 in 2 years

"Great place to live in"

Property values are increasing very fast .. Culture is changing to attarct more young Professionals that work in The CBD and want affordable place to buy
