Coburg

"Mixed bag of a burb, but still affordable"

Slowly gentrifying with cafés & bars yet still has a Dimmeys & an NQR store. However, is becoming built up with many subdividing their plots into 3-4 townhouses on residential streets and even more so along tramlines & rail where multiple units being built & encouraged. It used to be a place where you could consider buying a home with a yard but is becoming more of a dream these days. Even if you do buy, there's no guarantees your elderly greek/italian neighbors place won't be turned into 4 townhouses.
Anything South of Bell e.g. 3 bed in good condition with a yard is typically $800k+.

Lots of hipsters moving north after being priced out of Brunswick so a lot of the older rundown houses are rentals to the hip & students. The smaller new units are tiny but a lot are now on the NRAS, making them slightly cheaper than surrounding but I reiterate they are real small.

Despite the mix and multicultural atmosphere, it is not a real friendly suburb. Maybe this is due to the fact that there are more subdivisions & units, more rentals. Older residents are mostly nice though there are some aloof or just darned rude. I really like it here but it would be so much nicer if I found it friendlier.

I've heard it can be a bit rough & ready at the weekends going out locally but I usually go into the city so can't comment. I have seen some idiots on the trains late but I guess that is not unusual for Melbourne.

"Crime is higher that you think on this street"

In 5 years of walking my dog, I have lost count of times I have witnessed police outside a few different addresses along here. There was a shooting into a property in recent times and you can still see the duct tape covering the entry points on the window as it is right on the street. A few weeks ago I called police on a guy acting very shifty around 7am, they showed up not too long after chased the guy, put him in the divvy van and towed his stolen car.
I would never have known any of this except witnessing it out walking my dog and the police calling around to the house one day asking had I heard any gun shots during the night. Either be very vigilant around here or keep your head stuck in your smart phone so you miss the dramas

"Family street with parklands out your window"

Quiet street across from Merri Creek 3 blocks from Nicholson St. tram. Nearest supermarket is IGA but that's not too far and you can grab a coffee there or up at Rubys by Harding St tram stop
