Patterson Lakes

"Melbourne's hidden gem"

Patto has everything you need right at your doorstep.
There are the beaches, river, harbours, canals, shopping center, restaurants, the Cove Hotel and new library.

I lived there for 6 months while building a house near by and loved every minute of living by the water.
Whether having a beer while and watching the sunset or having a fish for Bream, there was nothing more relaxing. It feels like you are in QLD.

We could choose any one of 10 restaurants in the shopping center or go down to the local tavern.
I cannot recommend this place highly enough.

The only downside is that the council were very slack. The grass would generally be knee height near the freeway before they mowed it and graffitti stayed around for a long while.

Also some litter including plastic bags and trolleys used to get into Inner Harbour from the shopping center and i never really saw the council clean it up. If they did it was very irregular.

Mount Waverley

"Everything at your doorstep"

I found living in Mount Waverley very convenient with everything at my doorstep.
Public transport is covered by Mt Waverley and Syndal tran stations, shopping by the Glen, Forest Hill or Chadstone shopping centers, and Schools by the myriad of high schools and primary schools in the area.
The area is very quiet being a fairly old suburb with many retirees.
There are many great places to dine out in and around Mount Waverley.
All in all its a very nice place to live but a little expensive.

Waterways

"Peace, quiet, lakes and parkland. Kakadu of the South"

As the title says, Waterways has it all. The suburb is 40% lakes, 10% parkland, 5 minutes from many beaches and is a nature lovers paradise.

It is nestled between Braeside Park and the Edithvale wetlands so the area bustles with wildlife. There are also around 20km of walking and cycling tracks to explore the entire area.

The waterfront Birdsnest Cafe is situated on the main lake and is an ideal place to enjoy a meal or coffee.

Waterways is a fantastic family environment and the lifestyle suits the outdoors types.

The downsides are the lack of public transport with the nearest trains being at Mordialloc or Aspendale stations. Buses travel up and down Springvale Road but the bus shelters are exposed to the elements. Governor Road can also be a traffic log jam so people tend to use Waterways as a 'rat run' at certain peak hour times of the day.

Update (2012):

A bus service was added to the estate and goes to Mordialloc station. This service is very well used.

Waterways is on a list of suburbs to get the NBN in 2012.

A new road was added (Bowen Parkway) which provides easy access to Aspendale Gardens shopping center.

A lot has changed in Waterways since I wrote the initial review and the place just keeps getting better.

Great for

  • Quality homes

  • Quiet and relaxing surrounds
  • No traffic on the island

Not great for

  • No adsl + internet atm

Somerville

"Nice small town atmosphere"

I lived in Somerville for a few years and it is generally a very relaxed and peaceful town.
It is the gateway to the Peninsula with Mornington and Hastings on the West and East of the town.
There are many beaches within a 10 minute drive and plenty of Peninsula wineries to explore.
I have noticed the shopping precinct has really developed since i left there.

All in all a great place to live but not great resale value on property. Prices stay pretty stable due to its proximity to Melbourne (approx 60km). It also takes too long to reach the CDB on the choked Monash Freeway or Nepean Highway.

The high school was completed in around 2007 to compliment the existing primary school.
The town will get a huge lift when the Frankston bypass is completed in around 2013. This will decrease travelling times to and from the Peninsula.
