St Albans is now the Old Footscray.
It will take times to get in a good shape, therefore you are thinking about long term investment then it is a very affordable place to do so.
my property has risen 45% within 3 years.

I just bought a second property in March 2011, right next to my 1st house.
It has been more than a year since i made the first comments. The council has been doing a great job, re-surface the roads, replacing the foothpath and driveway for the entire street, and near by streets.

It is happening! The council are already investing a lot of money in the area, loads of new tree plantings etc. Watch the prices sky rocket over the coming years!

Lived in St Albans for over 40 years and am very familiar with Footscray too. Far cry from being anything like the 'Old Footscray'. St Albans has some problems with drug addicts, drunks and it definitely needs a thorough clean up, especially in and around the main shopping area, alleys stink. People who live here are good people, a variety of nationalities from Europe, Asia, UK and now Africa. There is an issue with lack of policing in the suburb. Once upon a time there was a police station in St Albans which made it much safer, could walk around at night etc. But the times have changed not only here but across Melbourne, problems related to criminality are everywhere, just watch the news. All you need is here, doctors, schools, day care, parks, public transport, freeway access, dentists, hospital, university, leisure centre, gym, coffee shops, supermarkets, Big Sam market, Water Gardens Shopping centre 5min drive, Brimbank Central and Keilor Shopping Centre also 5 mins by car. There are many options available. There are community gardens, migrant resource centre, well equipped local library, brand new community centre and so on. The areas major downfalls are: no CCTV, lack of police presence, streets around the centre are dirty, presence of junkies. If you want to live a quiet lifestyle in St Albans don't buy around the centre of the suburb.
