Langwarrin

"Langwarrin is a great place"

We have bought and sold x 3 in Langwarrin, our first and 2nd house off Warrandyte rd sold for a 100% profit, we were happy with the location however being our first house we decided to upgrade to a bigger one, therefore we bought in Pindara, at that stage land prices for those days were affordable however above average but we expected that because we understood it was and is a prestigious estate, the houses were built, the land space was huge, and all the neighbours new, fresh and friendly. We enjoyed the location being close to the main roads, and gateway shopping centre only a walk away. Walks around the estate are lovely as well, with some of the best houses in Langwarrin surrounding us. Minor but frustrating things that did annoy us was the oval which we thought would be a plus turned out to be a minus, with the noise from sporting activities and club functions becoming quite annoying, the one entrance didnt bother us at all, as it does not have the high traffic flow, having no highspeed broadband was upsetting considering most of langwarrin had it at that stage. Because we bought in Pindara early on in the development we did make a tidy profit, I believe the house prices are rightfully deserved as most land was not cheap, most houses are very modern and nice, let alone priced on the above average scale than most, not only that the whole of Langwarrin was and is becoming less affordable, so you cannot expect a "prestigious estate" to not go up whilst a 20 yr old home orginally costing under $100,000 can now fetch an average of $400,000.

We are currently in Langwarrin Park, and feel at home in this area, it is low key, has great walks, supermarkets, 24hr gym, Health and Beauty therapist, doctors, and all the convenience stores merrely across the road, some very nice homes, the best part is we are close to one of the best schools I know. Langwarrin Park primary has the resources we believe shadow some private schools, we considered Haileybury, Casey Grammar for our children, but we highly reccommend LPPS for the great education, friendly principal, teachers, parents and children

I do agree with a previous comment about graffiti, I have noticed it has got better, but it was a problem that I havent seen as bad before, this would be reflected only towards a small minority of idiots however, as the kids in general are well behaved and decent just like people in general in Langwarrin.

We will be here hopefully for a while longer as it is a great place to make friends with similar interests, most homes are well cared for, we love the beachs close by, freeways access is great to get to work, plus with the new mornington freeway in development we feel prices will rise even more once completed. Besides the demand for houses in Langwarrin sometimes does not meet the supply, you will always have someone interested in buying a house here.

You Cannot Lose Living In Langwarrin.

I have lived in Langwarrin Park for over 20 years and about to move on. I have noticed alot of changes over the years, some good, some bad. The variety of shopping & sports facilities, schools, and public transport in the area cannot be faulted.

Graffiti has always been a minor problem but is very low key compared to surrounding suburbs. Once the widening of the Cranbourne-Frankston Rd was completed, the traffic flow in the area has been smooth, but with the installation of traffics lights between Warrandyte Rd and Centre Rd has caused alot more traffic flow through Langwarrin Park with annoying speed humps being implemented. Pindara Estate may be up market but it doesn't have the same family atmosphere of Langwarrin Park. The one entry/exit they have is a bonus, but despite the drawbacks mentioned regarding Langwarrin Park, I would rather live there. Housing is alot more affordable, yes it is older than Pindara but a very friendly, quiet place to live.

A choice of freeways to get you to and from the city, easy access to the Mornington Peninsula and the Sorrento-Queenscliff ferry if you decide you want to visit the otherside of the bay. Langwarrin's popularity as always been stable where at the moment, demand and supply are practically equal, so your house will always find it's buyer.

Prices will continue to increase with the influx of new infrastructure and we will then find demand will definitely outstrip supply.

I agree with what most have said except one thing. I believe most people are more then friendly in Pindara. The women in our street meet once a month for coffee night and we have a large Xmas street party each year. I now of another street in Pindara where this is also the case, so yes, I believe Pindara is very friendly.

Sure, because it is somewhat a prestigeous estate, some people will make this go to their head, we had this in Patterson Lakes, but you will find this everyone where prices of homes are higher. Best thing is to leave them in their snoby world and continue to be friendly. We have one in our street. I love it when I wave and they simply ignore me or when one day they respond back I laugh back at them and they then have this confused look on their face.........nah Pindara is good. Langwarrin is good......great place to live and bring up the kids.

I guess we are also lucky cause although close to Lloyd park, we don't hear anything that occurs there. I guess you may suffer if you live at the front of Pindara backing onto the park.

I like Pindarra. We considered buying there but purchased in another estate up the road. Pindarra is very nice and the only reason we didn't buy there is the primary school is just around the corner from us.
