How will new light train impact on property prices?

With new light rail announced by NSW government which includes underground station, what is the impact on property prices that surrounds existing Westmead train station? There are many units within walking distance on Hawkesbury Road etc. Can it decrease property prices? Or lift property prices? There is not much space so not sure where they planning to have underground station?

Light rail is a waste of time for negative gearers. Its quicker to walk to Parramatta thru the park or take the train. The light rail goes to North Parramatta near the jail then along church st to Parramatta station (20 mins) Anyone traveling from Carlingford by light rail will alight at Parramatta not Westmead.(end of line)
