It is my pleasure to write a reference for Richard Harding and Geoff Smith who recently sold a luxury apartment on my behalf in Mosman. Not being from the area, I canvassed widely the top estate agencies in Mosman (including all the brand names) and interviewed them all prior to awarding the mandate. What made Richard and Geoff stand out was 2 things: firstly, they believed in my property, and the price it could achieve if marketed well, more than any other agent. This, I believe, was based on their detailed understanding of the property, its particularly nuances and the buyer universe it would appeal to. This gave them the confidence to pitch it at the price it deserved rather than pitch it low to draw in the buyers as the other agents, one way and another, all wanted to do. Secondly, they believed in themselves and backed themselves to run a good campaign and find the buyers. As the campaign unfolded they continually kept me informed after each open. Over 3-4 weeks the potential buyer universe ebbed and flowed, with early contenders falling away to be replaced by late potentials only a few days before the auction. Through the ups and downs, they managed the process (and their client) with a steady and assured hand, always providing encouraging, yet realistic, feedback. Come they night, their efforts were richly rewarded when we achieved 6 registered bidders. The property ultimately sold for hundreds of thousands of dollars above the reserve in a hotly contested auction. In hindsight, there is no question that I made the right choice in selecting Richard and Geoff. Im convinced that not just any agent could have achieved the massive outperformance that they did. Next time around, they will without doubt be my go to guys again.
