Atwell, where I’ve proudly called home for the past five years, is a truly wonderful suburb that has captured my heart. Here’s a glimpse of what makes it so special:

1. A welcoming neighborhood filled with friendly families as neighbors.
2. Spacious lots and wide streets that create a sense of openness.
3. Abundant greenery, complete with a fantastic skate park for outdoor enthusiasts.
4. Convenient proximity to the Cockburn train station, serving as a gateway to the city, with quick 20-minute commutes and plenty of seating.
5. The peace of mind provided by the excellent Cosafe security system, ensuring the safety of your home even during vacations.
6. Easy access to a variety of shops, including Cockburn Gateways and numerous other retail options.
7. The nearby Cockburn ARC for fitness and recreation.
8. An exciting future prospect: being super close to the planned largest wave/surf park in the southern hemisphere.”

Looking for a home in Atwell?

"Poor neighborhood experience"

If you do not mind youth or teenagers throw pieces of garbages on your lawn or a wooden branch in your recycle bin, then it is a 'fine' place to live. Plus sometimes hear clearly of your backyard neighbor talking even your doors are shut tight.

"Family Friendly"

Atwell is a great family friendly suburb with plenty of landscaped public open spaces. With the benefit two local shopping centre's, two train stations, two primary schools and a high school. With a mix of homes on large lots and also small cottage lots, there is something for everybody in Atwell.

"Great suburb"

Atwell has been home for over a decade and we are very happy here. Great suburb for families with kids, or anyone really.
Close to two train stations and now the new metro rail thats coming up, close to Cockburn gateways and Atwell has it's own small shopping centres which is really convenient.
2 good primary schools within the suburb and Atwell College which I cannot comment on as I do not have children who go there.
Coogee beach is a short drive down Beeliar drive.

The council should pay more attention to maintaining verges and public walkways but other than that, it has been a safe and lovely place to live in .

"Would be good without the troubled youth"

It’s a very clean suburb with great parks and near to cockburn shops, but the kids around these ways couldn’t care about anything. My mate was robbed at knife point on the way back from the bottleo from kids who look no older than 15, besides that it’s a great suburb houses are modern and loads of families.

Rentals in Atwell

"My Home Suburb"

I have lived in Atwell with my family for 14 years. We have only bad that has happened is our front mat was stolen.

I advise to people new in the area and moving in: get security cameras and alarms for your house. That way you and your family will be safe.
Atwell has great access to the shops and freeway.

I recommend find a quiet street to live on, don’t be close to main roads, otherwise your nights sleep will be interrupted by cars speeding past.

There are some big property’s east Atwell, I recommend around that area.

"its great of you dont mind someone in your backyard every now and then"

were a family of 4 and moved into atwell in Feb 2020, were on the Cockburn page and have noticed people saying they've had someone trying to break in... and then we were one of them and later found at least everyone on our street had someone break into their house. Ive lived in Perth for 10 years in karrinyup, Scarborough, innaloo, north Perth, yangebup and have not once had a scenario of someone trying to get in. It seems the youth in atwell are causing trouble, so unless you have a deterrent in your yard I wouldn't recommend. it seems to be going to crap, such a shame since its a very nice neighbourhood with so many families. Theres a lot of teenagers from 13-17 just walking around in groups drinking/smoking and harrasing people for these things too, hopefully cosafe can clear these teens off but after having someone stare at me in the shower through my backyard window we are moving but we were moving anyway so it just made It more convincing.

"Good for young family"

Traffic Jam means, it is developing suburb.
Shopping centre, Train, freeway ,Arc, Bunnings, parks for dog walking and near schools...perfect location for life style. Especially has good walking path for walking, hard to speed car unlike other towns.
Feel Safe with neighbors.
Most of houses has swiming pool and bigger size of lot and more greenery compared to new suburb.

Minus point only one thing that seems like shool don't care much academic. Primary and College is inside of the town to easy to access but seems dont care much of study. Bottom of the school ranking in Perth.

"Very handy and nice place"

If you leave on the north side of Atwell, you are on walking distance to the train which gets you to Mandurah or CBD in 15 min, some places near the city do not get that fast on bus to the CBD....

Main 3 supermarkets just a short drive or walk to gateways SC and leisure center, great parks, safe suburb and beautiful houses around.

"Great, northbound fway needs work"

I love Atwell, we've been here for 2 years now.
We moved into a quiet cul-de-sac and it is still quiet.
Our street is very friendly. The street behind us is a bit dodgy and we have had some issues with lazy dog owners. The council has been helpful about 50% of the time but there are still issues.
The suburb seems to have been built around the local flora and fauna. As a consequence (in a good way) there are lots of well established reserves and trees.
It is a very family oriented place. We would like to see more people our age around, as it is mostly families in their 40s-50s with adult children (in Old Atwell) or with younger kids (in New Atwell).
It's close to Cockburn Central which means great food and shopping is available. Some of our favourite restaurants are here (we've lived in Perth for 30 years).
Easy access to the freeway, but does get busy, and the freeway north entrance is chokkas at ALL times of day.
Approx 25 minutes from Freo and the City.
Our only complaint is that it's not West Leederville or East Perth. Nevertheless it's a good place to start.

I like the fantastic suburb to live. Cool and quiet, well planned. Nice locality. Friendly neighbours. Everything good, verygood, fantastic.... Family friendly suburb, safe and secure.

"Terrific place to raise a family"

Atwell, like its name inidcated, "at well", all is in well condition here in this suburb, houses are well designed in good shape block with beautiful gardens; different sizes of parklands or reserve suitable for kids to play or people to take to stroll; 20min to CBD, 20min to beach and 20min to airport. Its central location endows it a booming and terrific suburb up and coming!!!

"Little boxes, little boxes and theyre all made of Ticky Tacky!"

The houses all look the same on their small blocks all jammed Together. In Peak hour it takes 50 mins to get to the city. Mostly first home owners with large mortgages. Over-rated and over-valued. Much better value for money suburbs closer to the beach,river or city.

Small block? My house is about 570 m² . Peak hour nowadays is not that bad at all since they have widen the freeway. But since Atwell is just across the Cockburn station you can just catch the train - easy. Better value for money closer to city? If you have loads of money then it's different story. Price has become ridiculously high near the city and Atwell is perfect suburb for families in a nice quiet suburb. Cockburn is developing and it is close to Cockburn shopping center, many shops and warehouses.

What's your idea of a big block? New developments not far from Atwell have blocks that are half the size of that in Atwell. Also, youll find most development estates have houses that look similar, so this is not unique to Atwell. The average land size around here is over 550 m2.

"A place like puppy love"

Atwell is a new and well-planned suburb with many high quality houses and great neighbourhood. Centrally location with 18mins to CBD, 20mins to beach and 20mins to airport enables it to be a great investment area or good suburd to live in. You can experience a trend of country style and modern city life style here. It should be a booming suburd in very soon coming future.

"I had a investment property here this is not Perths best suburb by a long shot ,Ratings on this forum are misguiding!"

Atwell is a badly located area far from Perth city and surrounding suburbs are industrial such as cock burn. I would advise others to purchase in better areas and would think areas such as Peppermint Grove, Dalkeith, Cottesloe, City Beach, Swanbourne, Claremont etc would be more worthy contenders for best suburbs in Perth, and think the ratings on this forum are misguiding.

I have investment property here as well and have no problem finding tenants. I also lived there for some time.
I agree it's not the 'best' suburb, but it's one of the 'best' places to live in.

Comparing this suburb and location to the suburbs you mentioned is a no-brainer. You're comparing 400-500k average compared to 1million+ properties? yeah sure..

I have investment property here as well and it is so easy to find very good tenants to live in. Atwell is an attractive suburb with a lot of reserves and parks(different sizes), good schools and easy transportation.

It is really stupid to compare Atwell to Peppermint Grove. The price difference is 5+ fold. Atwell is much more affordable in comparison to above-mentioned suburbs. I live in it and apart from my always bickering neighbors, can't complain.

"The best place south of the river"

A fabulous area. Safe, quiet, clean and green, wonderful parks, quality medical facilities, easy access to shopping and the freeway, excellent schools.The area around Atwell Waters Park is particularly nice.

No wonder Atwell has consistently been ranked amongst the best areas out there.

"Next Booming Suburb!"

Very nice, cool and queit suburb with lush greenery. Absolutetly superb suburb. walking distance to Cockburn railway station, Gateway shopping complex + local shopping complex, near Kwinana free way, about 7 schools in 5km area, 5 parks in suburb itself, Medical facilities, 20 min to CBD and 20 min to Rockingham by tarin and free way.....and so on. . Next booming suburb. Bright future for this suburb for investment point of view and residence purpose also.

"Great place to live with great neighbours"

It is very close to Gateway Shopping Center and all big shops (including Bunnings, Good guys, Office works, etc) and they are still building more! There is a primary school as well inside the complex for families with kids :)

Transport is very easy with bus going around the complex and train station is nearby.

The neighbours are very friendly and they look after each other.

Overall it's an excellent suburb to live in and it is really quiet and peaceful. Can obtain fast NakedDSL too for internet connection!

Nice suburb. Very quiet. 1 min away from freeway. close to shops. roe hwy is near by. 15~20 mins to rockingham. 15~20mins to city. I just moved in and it is great.

Where else you can find a better place to live with beautiful landscape around? Safe and friendly neighbourhood. less then a minute to get on the freeway. 17mins drive(off peak) to city.
