Looking for a home in Balwyn North?

"Quiet, Safe, Family Friendly."

Lived here for years, for a city of 5 million people, it's very quiet.

The parks and sporting ammenities are top-tier compared to most other suburbs in Melbourne suburbs, such as the Boroondara sports complex, the Koonung Trail, Macleay park, Gordon Barnard Reserve, and more, with lots of Footy/Cricket ovals, Cricket nets, Basketball Courts, Netball Courts, Soccer/Football pitches and goals, plus the swimming pool at BSC.

I wouldn't say that the place is friendly and neighbourly. I've spent a large chunk of my childhood here, and I've known no more than 3 of my neighbours closely. It can feel isolating sometimes, so if you are an overtly social person, this place probably isn't for you unless you are going out to see your friends regularly.

Overall, the suburb is nice, however slow paced, and quiet. It's somewhere that I wouldn't recommend staying forever as it does get boring after a while, however if you have kids it's a pretty good place to raise them, however expect to be a taxi for them in their teen years because public transport isn't amazing here from my experience.

"Brilliant Balwyn North"

Balwyn North is known for its open spaces, abundance of parks, walkability to cafes, shops, supermarkets, schools, trams, and buses. The lifestyle is relaxed and the suburb is full of friendly professional and family orientated people.
The area is home to several schools including Balwyn High & Primary School, Greythorn Primary School and Boroondara Park Primary School which make Balwyn North a highly sought after suburb. This hidden gem also offers minutes entry to the Eastern Freeway and convenient access to tram stops which provide easy access into the CBD.
The suburb is home to good sized blocks where you will find quality-built homes that cater towards couples and families. The Koonung Creek Trail runs through Balwyn North and offers a wonderful opportunity for exercise and leisure activities. Along with this you can find many sporting facilities such as the local tennis, golf and football club.
For a standard 3-bedroom house, you can expect to pay approx $550.00 per week in rent.

"Our home"

ah good old north boring
North Balwyn is very beautiful and pictureque however it is a little boring soemtimes.
It's not a very active place but it's nice. You just sit and sigh and say ah dear North boring you are a funny place.

Rentals in Balwyn North

"Nosey neighbourhood"

The area seems nice so far. Close to everything.
Unfortunately, I have had the misfortune of moving into a very nosey street!
The day I moved in, they started coming out.... a couple of old dog walkers, going up and down several times, one walking past the house and immediately turning around again! The next door neighbour who was standing outside his car for hours on end, for two days straight to catch a look at what we were moving in the house. We also got a welcome to the neighbourhood from a business, as soon as they were aware of something we moved in a couple days later - specific related. Very creepy!
Very nice high end houses but next door looks like a couple on Centrelink and perhaps pot. Their house looks old and run down, so the street has obviously improved over the years in terms of houses.
Obviously I picked the wrong street in this neighbourhood! Unless everyone in Balwyn North doesn’t have a life? Lol

"Peaceful and Tranquil"

Leafy and family orientated featuring many established cream brick veneer homes on generous lots along with impressive architecturally newly built homes North Balwyn Is a desirable suburb to call home. Offering a quality selection of primary schools and zoned to one of Melbourne's leading secondary schools , Balwyn High this suburb has always been a highly sought after and popular location for as long as I can remember. I was fortunate enough to have spent allot of my childhood growing up in the area as it was where my grand parents had lived. Having many kicks of the footy at Belle Vue Primary School's oval , a round of golf at freeway golf or a coffee at the village strip on Doncaster Road

"A great suburb"

One of my favourite suburbs in Melbourne because of it’s greenery, we’re fortunate to be in a walking distance to Koonung reserve, an oasis for family. Yet it’s so close to great facilities, like Westfield Doncaster, without any huge traffic on our street. Cycling enthusiasts can take the Main Yarra Trail to the city.
Also proximity to the entrance of Eastern Freeway provides a convenient access to the city, for us that prefer the comfort of driving. Bus station at Doncaster Park & Ride is nearby too, if we prefer taking public transport. On top of all these perks is being in the school zone of the well known Balwyn High School. Certainly happy to have a multigenerational home here.

"It's called North Boring for a reason..."

Cream brick veneers everywhere, lots of parks and nothing much else.
Public transport is limited, cars are required to get anywhere and many homes are being replaced with mc mansions.
Best to choose Balwyn as better transports and restaurants.

"Great Place to Live"

As a Balwyn North local and a property manager that specialises in this area, I can truly say that Balwyn North is a fantastic suburb to live in. It has a fantastic mix of quiet streets and quaint shopping precincts such as Greythorn and Balwyn North Village. The Koonung Creek Trail is also a great place to go for a jog and walk the dog. Most importantly though, a large portion of Balwyn North lies within the Balwyn High School zone. Balwyn High School is one of Melbourne's best public Schools with an impressive reputation for academic excellence.
I would therefore, definitely, recommend Balwyn North as a great, quiet and safe place to live and raise a family.

"Balwyn North is the Goldilocks suburb"

We have lived in Balwyn North for four years and believe it is a very comfortable and convenient place to live. It is particularly suitable for families with easy access to a good range of public and private schools. My family enjoy the open space, bicycle trails and easy access to public transport. Nothing is too far away with easy access to Burke road and glenferrie road strip shopping or a quick drive/Uber to the city for dinner. The key feature that makes Balwyn North attractive to us is that whilst we are close to a lot of shops and restaurants, it hasn’t been overdeveloped unlike Hawthorn and parts of Kew which are becoming saturated with high rise apartment developments.
I disagree with a number of posts about being snobby and friendly. In fact, I have experienced the opposite! I know a lot of people in the neighbourhood who often introduce themselves and stop to chat while I am in the front garden or walking the dog. I do agree however that prices for the suburb are very high however not unusual for any inner eastern suburb.
After living in a number of suburbs over my life including Blackburn, Burwood, Templestowe and now North Balwyn, I would say that this is my favourite. Whilst I enjoyed every suburb I have lived in, it is the convenience to amenities that is the winning factor for my family. I suppose everyone has different expectations. Sometimes, it is what you make of it. We focus on the positives and thre are plenty of them in Balwyn North

"Pretty but stuck up only positives are higher prices?"

We lived here for a year and didn’t really enjoy it. There are nice parks and the schools are apparently good. It’s really boring and Neighbour’s are extremely stuck up and unfriendly. For the price you pay it’s soooo not worth it unless you are willing to sacrifice your nice life for your kids education, meaning that they will be with utter stuck up snobs of kids...

"Friendly safe neighbourhood"

Balwyn North is a great suburb with access to parks such as Macleay Park, sport clubs, good access to schools such as Balwyn High, decent access to public transport with buses to Doncaster, Box Hil and city as well as a tram to the city, decent access to shops such as Balwyn north village, Belmore Road village, Balwyn Shopping precinct and other shopping centres. The only real downsides are no train station and prices are pretty high.

"Best Place east of Melbourne!"

Another Preference for me to live in Melbourne! This suburb has plenty to see & do! there is lots of Schools, Parks & Reserves as well as the Westfield Doncaster Shopping Mall! This is the ideal Location.

"Over priced for a mediocre suburb"

With Balwyn High School close by, this place offers one of the best schools melbourne has to offer. Great place to live, friendly people, great greenery and peace and quiet.

"Balwyn North - an oasis in the growing city, and flood free zone!"

A great place to live in the eastern side of Melbourne
Very good access to schools including Balwyn High, Fintona, MLC
Excellent longterm growth in value
Nice shopping streets along Doncaster Rd; also few mins drive to Kew junction and Westfield
Most houses sit on highland, with plenty having city views
AND.........most of all, in the wake of recent rainstorm...........no flooding!!!!!!!

Good access to city via High St / Studley Park Rd during peak hours, and via freeway afterhours
Surrounding parklands, walking and bike tracks
Adjacent to other suburbs with excellent longterm growth (Kew, Balwyn, Canterbury, Mont Albert, Ivanhoe East), while being relatively affordable
Walking distance to public transports along Belmore Rd / Doncaster Rd

"Smiley"

The prices of properties in Balwyn North are very high. It always have solid growth every year. My property price has increased by 60% since I brought it two years ago. The more realistic price for an apartment there is at least $550,000 and 1.2 million for a house with 3 bedrooms.
