Pros
- 10 km to city
- Highpoint Shopping Centre 3 km
- Sunshine Shopping Centre 3km
- Sunshine & West Footscray Foodies in minutes
- 2 x Coles proximity
- 2 x Safeway proximity
- 2 x Aldi proximity
- 3x Bunnings in each direction
- Parks, Rivers, Tracks
- Minimal congestion with 3 arterials to CBD
- It's own library plus Sunshine Library
- Plenty schools from Childcare, Primary & Secondary Schools
- public transport - bus is decent and Sunshine and Tottenham Station within 3km

Cons
- Some shady people here and there but that number is declining
- cafes not many
- night life not here
- not a fan of townhouses popping up
- no trams - why not have one on Ballarat Rd as a main from West to CBD?

Looking for a home in Braybrook?

"Braybrook delight"

Very multicultural great food, close to the city hardly any crime. There is crime in every suburb it’s safe to walk at night unfortunately the park was burned down but it’s been replaced great for kids lots of schools and public transport close by

"Quiet Suburb"

Quiet suburb with friendly people. Changing from old rough reputation, lots of young families and couples moving in. Large amount of townhouse development happening. Plenty of shops for everything you need and fairly good public transport.

"Nice quiet suburb that is closed to CBD and amenities"

Short Walking down to braybrook community centre and parks is very enjoyable. Houses are changing and lots of redevelopment. Would be nice to have more cafes soon

"Most overlooked suburb in Melbourne"

Pros:
Close proximity to city. Schools. Public transport. Quiet. Up and coming property investors. Family friendly. 2 mins away from some of the best Vietnamese food in Melbourne. Under 10 mins to Seddon and Yarraville trendy cafes. Minutes away from highpoint and Maribyrnong River. This is a very biased review, but have you seen the sunshine library? Other ones comparable would be Fitzroy and Docklands, if you find room to work or play.

I'm starting to believe the world has been lied to to keep buyers out of this suburb. Surrounding suburbs like Maidstone and West Footscray are also very good.

Cons:
Reputation. If you're planning to go for a midnight run with headphones on down a dark alley, then yes it's probably dangerous. Like it would be in most places. Otherwise, those who usually comment on its safety are probably ignorant.

I remember a drunk threw a bottle on the ground in the alley and had a hoodie on. Then I put my hoodie on and said Im a gangster and we both laughed. He was lucky I let him off. But overall very safe and family orientated

Rentals in Braybrook

"Changing, new apartment complex however still the junkie vibe that need to be careful"

Braybrook is definitely changing, lots of asians, multicultural area and services that are starting to pop up. Problem is there is still the poor demographic and lots of renters and junkie area. It's an eyesore seeing alot of the homes looking so bad. Units and townhouses are starting to pop up though. Close to Footscray which is starting to develop and change itself. Braybrook and Sunshine use to be areas where house burglaries often happen, walking down ballarat road with all the amount of cars that use to go on was terrible. Hopefully the council hires more people who are more efficient in their council planning services.

"Suburb with good value and is changing fast"

Suburbs changed alot. The closer to the city the better part of braybrook. The closer to sunshine the worse.

Cheapest suburb considering its proximity to the city.

Close to highpoint and central west.

Close to tottenham and sunshine railway station.

"Close to cbd cheap trade off is more danger"

Its close to city and reasonable transport. But school and safty not as good as maidstone.

Its basically i cheaper maidstone (by around 50k) with the trade off being
-safty
-distance to cbd
-school zone
-public transport

If you have to rent, rent maidstone/west footscray instead.

Love the multicultural feeling as well as the industrial side of the suburb.

"Junkies all over the suburb"

Braybrook needs an redevelopment, majority of the suburb is decaying and council probably doesn't really care. Braybrook has huge potential but no one ever tries to make the potential reality, it's a very neglected suburb with homes that need to be teared down.

There is a lot of development and modern town houses getting built. Its really good for investment buy and rent or live great suburb love blue bamboo delicious food and the local fish and chip shop and coin laundry library parks. Great for new familys

"Up & Coming Suburb!"

Braybrook is great for first home buyers & young couples. It is only 10 km away from Melbourne CBD with lots of new homes, schools, day care facilities, parks, shops and with Footscray & Seddon's restaurants at it's doorstep. Highly recommended!
