"Safe and affordable cost of living"

Known as the little Saigon out Southwest Sydney, Cabramatta offers cheap and great fresh produce and loads of amazingly authentic Vietnamese foods. $10 can get you alot on a food hop.

The only thing I greatly dislike is how it is generally a struggle to find parking quickly when I go here.

Looking for a home in Cabramatta?

"It's a good suburb but can be improved significantly"

Lived here for 5 years. The food is amazing. Easy access to the shops and public transport. The cleanliness and hygiene has always been iffy. The amount of beggars and druggies during the morning and afternoon has been rising and is quite concerning. It's pretty safe even at night with multiple banh mi and bubble tea shops open til late. Good for day trips to explore and experience something unique.

"A little asia in Australia"

I own a property and live here so i can comment. I will be as honest as possible.

I feel safe here, every morning at like 5am - 6am i go to the park on railway parade and i’m greeted by friendly elderly chinese smiles. They are out there every morning! Doing tai chi exercises and dancing talking etc its really lively!

I do all my groceries shopping on john st, i can eat out every day morning lunch or dinner cause thats how much variety of asian cusine there is in cabra.

You can findvtailors, jewllery stores, bread stores, just like what you find in Asia.

There are lion dances every year, massive fire works for chinese new year, and market stalls for moon festival.

Every weekend you can enjoy vietnamese music concerts and karaoke entertainment at the leagues club, you will find ppl dancing tango, cha cha cha etc

People start early here, there are food stalls that open at 4am, and many by 6am. One or two goes 24/7 on john street. By 9am everything is bustling and gets quiet by 9pm.

The residents are noisy in some places, and the parking is not great. The reason? Cause every asian around sydney comes here to grab groceries and something to eat.

To me? It is definitely a little asia in sydney.

Property here are in high demand, rents are cheap, but property prices are more expensive than the surounding suburbs.

The people here have made a living, build a community, and now their children are grown up.

It is a place of successful integration of asian culture and australian life.

You have to get use to it, but when you do? Then you will see why Cabramatta is a great place to live.

Would i continue to live here? Yes.
Could i compare it to the likes of say? Chatswood, burwood? Probably not. But in my opinion its way better than ashfield, strathfield, marrickville, bankstown, even china town.

:) go for yourself, check Cabramatta out today and see what it has becomed.

Ps: the kids here have parents who take their education very seriously. 👍

"Townsville is better!"

I have friends that have relocated from Cabramatta in Sydney to Townsville, Qld and they are loving it here. Townsville is welcoming to people of all cultures, the climate is better, the city is more naturally beautiful. Make the move to Townsville, Qld soon!

I hated Cabramatta, feral place. Townsville has so much natural beauty going for it, the day trips to Magnetic Island, the bushwalking in the forests nearby. What has Cabramatta got? yeh um nothing.

"Irresistible, unforgettable"

It is Asia in Australia.
If you want to stay connected with your heritage and culture, this is the place to be! Or would just want to experience something vibrant and refreshing.

So many great things to mention. I work here and know my way in and out. Know the best place for just about anything- from foods, cheap shopping, massage, fruit and veggies shops, coffee, teas, alternative medicines, fish market, best butcher, etcetera. So many great, cheap restaurants. A $10 bill will get you a long way to your stomache and more..

It is very safe, convenient and accessible. Train station has been upgraded and lots of parking space! Centrelink office, major banks, Police visibility and officers patroling the area to maintain the peace and quiet, far from it's reputation in the past. People are amiable and friendly.

I think it's time for everyone to rediscover this suburb and appreciate.

There are people from all walks of life- from the rich and wealthy and those from the low economic status but they are friendly, respectable, humble and hardworking and ambitions and most students are high achievers. Chinese business people are down to earth so you won't even know they are super rich because they live simply.

It is just an amazing Suburb, unique in it's own beauty.

"Unique Town"

I have to laugh reading BobLee's comments about local residents being "poor, unemployed or drug addicts...and rarely venture out of the local area"
Obviously, BobLee has had very little interaction with the local community and very minimal local knowledge.

In the last five years, local council has been acquiring land for public car parks and has started building car parks on Hill Street, Fisher Street and soon another car park at corner of Hill Street and Cabramatta Road those provide thousands of car spaces for the locals and visitors.
We have fortunately met many young and talented local high school students who then went on to study Medicine, Law, Science, Dentistry and so on while involved in a number of local school programs. Most of them are very polite and studious.

There are always good vibes here as people love to mingle with one another, love to have a good chat and are generally down-to-earth and helpful.

Generalising a community as being "poor, unemployed and drug addicts" is a huge statement - I wouldn't take comment that far, especially from one that has previously lived within the community. Others might say "you came from there".
BobLee obviously has not met some of most successful business and local profiles in the area those help building Cabramatta into the most unique town in Sydney in terms of cultures, foods, traditions and language centres.

We live in Cabramatta since 1991 and have travelled the world twice and pretty sure we are not alone.
Think it's time for BobLee to connect with his Asian Heritage and get to know his community a bit better. .

"Great for shopping, Asian food and cheap rent."

Cabramatta has an amazing allure for many people, the restaurant and shopping options are probably at the heart of it. A Fresh fruit and vegetable store can be found on every corner with everything from bakers to noodle makers crammed in between.

It is a fine example of how the power of a self sufficient migrant community and small business can succeed. But there is a general chaos, griminess and lack of public order or infrastructure that is closer to the the conditions of the third world than what you'd expect in a Sydney Suburb. The lack of adequate parking or traffic control is ridiculous and hygiene and health standards are absolutely appalling.

Migrant families would find the schools a blessing but those who don't want to give their children such a lopsided social perspective typical of dominant ethic communities, I would suggest otherwise. People in the area have a general distain for mainstream Australians. This attitude is rooted in fact that many of the locals rarely venture out of their district, so their view of mainstream Australians is based on those who live in the area.

Public transport is what you'd expect for this type of suburb. There is a two platform train station serviced by regular trains. And frequent buses to and from the station.

Overall great for a day trip, where you can buy cheap clothes, fresh produce and enjoy authentic Asian market style cuisine. (Don't expect five star dining). It is a fantastic place to live for new migrants and low income earners, but unfortunately mainstream or non-Asian Australians will be crippled socially and culturally.

For all it's faults, Cabramatta is loads of fun and has a load of potential. If only the local council fixed the horrendous lack of parking, cleaned the place up and encouraged interactions with the wider Sydney community, it would definately be a much better place to live.

The problem with a lot of the reviews on this site is that they're written by real estate agents with obvious financial agendas, hence no real insight given on the Suburb.

Cabramatta today is a nice place but it can be better. I own a property in cabra and will be honest as possible in my review. The neighbours are fantastic, but in some unit blocks it is frankly 3rd world like. You can grab all the food you need that you would expect from asia. The people of the businesses are friendly? If you of course are friendly yourself. The traffic and parking willbe bad, but thats cause a lot of asians from across sydney come here to buy groceries! Everyday!

Business is booming, leases are expensive. Property is more expensive to neighbouring surburbs. There is a park near the railway that is awesome. You will find elderly chinese/vietnamese doing tai chi at like 5-6am every morning. Really bubbly atmosphere at the park from 7am onwards. You have a good asian concert held every friday and saturday night at the leagues club (vietnamese). There are lion dances every year, chinese new year fire works, moon festival market stalls, overall it is a little Asia in Australia. Im very happy and comfortable here. Feel very safe.

Cabramatta sounds very similar to Sunnybank 4109 QLD. Over the years it has developed a nickname dunnybank and slummy bank . Probably because of the standards of living and life style is not accepted by many Australians

"A safe, friendly and affordable place to live"

Nowadays, Cabramatta is a safe; friendly and very convenient suburb to live in.
It has been home to many Australians with Asian heritage and now it is home to many young talented Australians and their families.
The suburb has excellent train line to all different Sydney regions including Sydney CBD, providing the the absolute convenience to local residents who might prefer to train to work.
It offers vibrant environment which offers endless number of nice restaurants, cafe, fashion shops, recreational venues and financial services.
There are excellent public facilities such as primary high schools; social services; churches; recreational parks and sport grounds. University of Western Sydney & University of Sydney campuses are within easy reach (15-25 minutes).
The local government has been looking at opportunities to provide further infrastructure for the area. New car parks; new roads and foot paths have been built and upgraded recently.
Cabramatta is a unique and fast growing area which attracts more and more Australian from all different states to come and live here. Its affordability in terms of housing costs and other living expenses are other important factors for family's consideration.

"A cost effective suburb"

My partner introduced me to Cabramatta. After visiting that suburb once, I was hooked and I love this place.

Cabramatta is often known as "Vietnamese Town". There used to be many stories about drugs and gangs in Cabramatta but that is all in the past. The suburb has cleaned itself up over the years. If you want to find anything to do with Vietnam, you just have to go to Cabramatta and you will be able to find it. From beef noodles soup to pork rolls to Asian groceries, butchers, restaurants, cafes, yum cha, Woolworths, fish markets and etc, everything is conveniently located in this suburb. Additionally, Cabramatta is easily accessible by train.

The best part about Cabramatta is the twenty four hours bakery located on John Street. Usually after a late night of poker at my friend's place around Cabramatta, we will head to John Street for a hot steaming pork bun from this twenty four hours bakery.

On the weekends, Cabramatta does tend to get really busy as families frequent this suburb for groceries, lunch and dinner. Often, it is a twenty minutes wait to get a table for yum cha at Iron Chef restaurant on Saturdays. Due to weekend crowds, parking tend to be very difficult but that has not deterred the many who visit Cabramatta on a weekly basis.
