This suburb should not be under estimated and is one to keep an eye on. With numerous subdivision s & development s occurring in Rosebud West it is an up and coming suburb with a beautiful stretch of beach . Traditionally regarded as a Retirement town due to Village Green and the like, young families and first home buyers are being attracted to the area due to the affordability of housing. The younger generations are buying up, moving in and renovating resulting in Rosebud West becoming quite trendy. The Capel Sound Village has promising businesses opening which reflect a Community spirit. The quaint strip provides cafes, bars, several good take away or dine in restaurants, fashion shop and more. Best part is the beach is just across the street!

Accessibility is amazing! Only one set of traffic lights to the airport, short 30 min drive to Frankston, access to Rosebud Hub via Point Nepean or Eastborne Road in the peak summer months if you want to avoid the traffic. Rosebud West has on offer secondary and primary school, Chisholm TAFE, Hospital, several sporting & dog parks to serve the community. It is the gateway to the remainder of the Peninsula. Just a short drive to all Rye, Blairgowrie, Sorrento & Portsea have to offer. Why wouldn't you snap up a home to renovate that is close to everything the Mornington Peninsula has to offer.

This suburb is really up and coming. I recently explored it - there are some great restaurant options as well as close proximity to the beach and medical facilities. Capel beach is very clean and the miscellaneous shops provide all the essentials. Properties are still quite cheap and provide good rental returns.

Rosebud West is a fantastic place for my young family, we can walk to the beach, shops and school and have great neighbours

Tootgarook is a lovely little village situated between the madness of Rosebud and the bustle of Rye on the Mornington Peninsula. Quiet suburban streets with a fascinating range of architecture and house styles, on large blocks of land at affordable prices, Tootgarook is well serviced for schools, shops and social services and it's an easy walk to the front beach from almost anywhere. Serviced by good freeways from Melbourne (about an hour's drive if you use East Link and the Frankston Bypass), Tootgarook enjoys easy access from the city and major suburbs, so you can live down here and enjoy a more relaxed lifestyle, without feeling like you're out in the sticks. Would suit young families who want a better lifestyle for their kids, or couples who like to have their own space to breathe, but are close enough to the city that friends and family can easily come and go as they please.

I love living so close to the bay, walks along the beach and having a great environment for my grandkids to play. I have friendly neighbours and live in a very quiet neighbourhood. Living in Rosebud West is fantastic, close to the city, but a haven to come home to.

We have moved to Rosebud West 3 months ago. The neighbours are so nice and friendly, the gave us and our toddler a very warm welcome. We enjoy walking to our nice quiet beach, it's a great beach for children as it's very shallow. We never hear any noise in our neighbour hood, and feel very safe. Properties in this area are great value for money, we couldn't be happier!
